General Description

Underhill Farmhouse was built in the 1600s and has been handed down through the Dobson and Kitchin families. It offers spacious accommodation for a large group with panoramic views of the Duddon Estuary.

Upon entering the farmhouse, once through the hall, you will see the living room to the left and dining room in front of you; both offering ample space. Seating in the living room includes a leather three-seater sofa and two matching chairs, a stylish three-seater Chesterfield sofa and an additional chair. There is a small table with two chairs, perfect for a quiet board game (you'll find a selection in the cottage). The large TV in this room has Sky TV, a BlueRay and DVD player, as well as an internet connection, so don't forget your Netflix login! The lounge has a double aspect, looking out to the lane to the front of the cottage and the garden, fields of grazing sheep and the Duddon Estuary to the rear. The dining room next to it seats ten diners comfortably and looks out across the Estuary, with a door that can be opened into the garden.

Watch your head as you journey through the twisty corridor to the kitchen. You'll pass the snug on your left, with a two-seater reclining sofa and two reclining armchairs, a library of books and views over the Estuary. The kitchen is modern and well-equipped, laid out with an island that separates it from the breakfast table, which also seats ten people. The kitchen contains two split electric ovens, a large electric hob, microwave / oven, dishwasher, kettle, enormous fridge-freezer, toaster and a Dolce Gusto coffee machine with a basket of coffee pods included, as well as a small TV. This is a lovely social space, especially when the doors are thrown open to the garden in the warmer months.

Next to the kitchen is a handy utility room, which contains a washing machine, tumble dryer, a sink, a high chair and a child's booster chair that can be attached to a dining chair. A ground floor bedroom features two single beds, a built-in wardrobe, dressing table and small TV. There is a bathroom across the hallway containing a walk-in shower, WC, basin and heated towel rail.

Moving upstairs, the bedrooms are split across the first floor landing and the top floor. The first floor landing accommodates a double bedroom and a king-size bedroom, both of which have en suite bathrooms with over-bath showers and WCs. The top floor offers a king-size bedroom with a window seat and an en suite with walk-in shower and WC; a twin - that can be made into a super-king - with an en suite featuring a bath, a walk-in shower and WC (this room can comfortably fit the travel cot); a super-king (can be made into a twin), which is where the cots are best situated, with a large storage cupboard and wardrobe as well as an en suite with walk-in shower. When booking, please let us know how you wish the super-king/twin rooms to be made up and whether you require the cots upon booking.

The garden is landscaped with a brick patio flagged with slate, with four steps leading down to the lawn. There is a covered pond and the garden is fully enclosed, which makes it dog and child friendly. There is secure storage in the owners' garage on request if you wish to store bikes. The private car park can fit six cars comfortably (nine small cars at a squeeze) and is shared with Haystacks Flat, which can also be booked as an adjoining cottage to sleep a further two people
