A unique house built in the 1960’s renovated by the present owners, offering modern accommodation whilst respecting its place in time. Set in a pretty village overlooking the river Eden.

Treat your loved ones to a sumptuous stay at this truly special holiday home at Armathwaite, between the Lake District and North Pennines. Complete with hot tub and other luxury features, the eye-catching, five-bedroom property sleeps ten guests and enjoys proximity to the river. From here, venture out on walks through the Eden Valley, have a day out in Carlisle, 9.5 miles away, or simply enjoy your quality time together in this magnificent house, with its beautiful garden.

Step inside and wander through to the open-plan kitchen and breakfast room. Make everyone a fresh cup of coffee or a smoothie in one of the machines or a cup of tea from the boiling water tap. Find all the equipment you need in here too to help you prepare hearty holiday meals, plus a utility room and drying space. Set the table in the dining room; gather in the lounge in the evenings to find a film on the Smart TV or head into the games room. Discover a family wet room also downstairs. All your other bathrooms, with Smart TVs, are upstairs. These include two king-size bedrooms, one with en-suite bathroom, and one with an en-suite shower room, a super-king-size room with Jack and Jill bathroom onto the landing, another super-king-size room with en-suite shower room, plus a twin with en-suite bathroom. Spill out into the splendid garden on sunny days. Watch the children, bubble in the hot tub or sit out around the fire pit. Light the Kadai BBQ and gaze out towards the river as supper sizzles. Find parking for four cars.

Drive 16 miles to Pooley Bridge in the Lake District to follow the 20-mile Ullswater Way or take a steamboat on the lake. Drive 7.5 miles to reach the North Pennines, with its many footpaths and hikes.

A fabulous property in a stunning location. A place to truly unwind. Easy walk to both pubs and the village shop is well stocked. Lovely walks down by the river or you can take a seat in one of the recliners on the terrace and watch the river meander by. Penrith and Carlisle are each approx. 10/11 miles away and longer journeys to Keswick and HexhaRead morem (to see relatives) was straightforward. Can't wait to come back. What a wonderful holiday house in a stunning location. We had a fabulous few days relaxing, walking and enjoying the huge hot tub. The owner, Mrs Nichol, was so helpful and kindit was lovely to meet her. The DukesHead pub across the garden is well worth a visit; great hosts and great food.

We loved this place, every convenience has been covered, loved the boot room and coat drying facilities. A wonderful property for a large family group. The location was perfect in a village setting with beautiful walks. Very well equipped with attention to every detail. The host was very welcoming and friendly. We had a fantastic stay and would recommend this house for a relaxing village retreat with lovely pubs close by serving quality food .

Could not have asked for a better weekend away! The photos do not do this place justice. Gorgeous views, in a beautiful home, its a nice hideaway from everyday life! Arlene and Chris made us feel incredibly welcome and couldnt do enough for us. Been back less than a week and weve booked again. This is a must stay!

When going with a large group you can never get a house that ticks every box but this is the closest we have had. Bedrooms all with en-suite were exceptional and have their own TVs and individual space. The hot-tub and garden space is completely delightful. This a stunning location with beautiful views from the property and easy access to a well stocked local shop and couple of good pubs. The house has been very tastefully refurbished and has everything you could possible need. All bedrooms are beautifully decorated with their own spotless en-suites which means everyone gets an equal luxury stay. We had such a fantastic holiday and are looking forward to booking again. Arlene and Paul were so lovely and helpful and the processes put in place for Covid-19 was very reassuring. The Lake District National Park is situated in the north west of England in the county of Cumbria. It is famously home to England’s tallest peak, largest lake, deepest lake and some of the most beautiful views in the British Isles. It has been a major draw for holidaymakers for over 200 years and its popularity shows no signs that this will diminish anytime soon. Adding to the spectacle, there are long-distance walking trails, endless history and culture to appreciate, as well as an unbeatable array of outdoor activities to try in some exceptionally eye-catching locations.

Mountains, lakes, rocky rivers, waterfalls, and valleys lined by stone walls characterise the Lake District National Park. Add to this vision slate-roofed villages, winding country roads, arctic alpine and wildflower meadows, and beautiful birds such as skylarks, curlews, meadow pipits, and lapwings, which all provide the perfect backdrop for a holiday. The poet, William Wordsworth, who lived in Grasmere, wrote a guidebook of the area in 1810, and very little has changed in the region to tie it into the modern world. The centre of the Lake District is dominated by its craggy mountains such as Scafell Pike and its exceptional lakes like Windermere, Ullswater, Derwentwater, Coniston Water and so many more.

Each of the Lake District’s towns has a village sensibility, yet all of them offer handy amenities, cultural attractions and some of the North West’s best places to eat and drink. Top visitor attractions include The World of Beatrix Potter, Sizergh Castle, Hill Top, Go Ape Grizedale, Grizedale Forest, Fellini and Zefferelli’s Cinema/Restaurants, the Bluebird Mk II, Ravenglass Roman Bathouse alongside a world of outdoor sporting and activity providers. Natural landmarks include Aira Force, Tarn Hows, Scaffell Pike, Castlerigg Stone Circle, The Old Man of Coniston, Helvellyn and Skiddaw. Pull on your walking boots and traverse the long-distance walking trails of the Lakes like Wainwright’s Coast to Coast, and the Tour of the Lake District.

As you get to know the region better, you will find evidence of prehistoric and ancient man in the Lake District, as there are standing stones, circles, and rows to find, as well as one of the largest standing Roman buildings in the UK. Visit Ravenglass, one of the UK’s oldest settlements and the only coastal village in the Lake District; it has beautiful waterside views of the Munros of Southern Scotland. Remnants of the region’s industrial activity can be traced in the form of bobbin mills, gunpowder mills, and mines. The Lakes also have some famous literary and art associations, including Beatrix Potter, John Ruskin, Arthur Ransome, Samuel Taylor Coleridge, William Wordsworth, JMW Turner, John Constable, LS Lowry and Percy Kelly.
