Lovely cottage located in the Kings Yard area of Hawkshead, with village facilities right on your doorstep and a short drive to Lake Windermere.

Stay at this characterful home in the heart of the Lake District with four friends or your family. You will be within easy reach of some of the area’s most popular attractions and have an abundance of walking, hiking, and cycling routes available right from the doorstep.

This terraced cottage has been thoughtfully furnished and decorated and has plenty of space for you to socialise or relax. Cook up a storm in the country-style kitchen/diner which has everything you need for preparing food and cleaning up afterwards. The lounge is homely with lots of comfortable seating, TV with DVD, and an electric fire. Upstairs are the two bedrooms, one of which a double with fantastic four-poster double bed. Outside to the front of the property is a walled patio area. Take a seat on the garden furniture of an evening and watch the world go by as you enjoy a glass of wine. Alternatively have your breakfast out here as you watch the sun rise and plan your day ahead.

Situated in Hawkshead village, you will find everything you need within easy reach. There are a couple of shops, pubs as well as some tourist attractions in the village. 1 mile south is Esthwaite Water, try out windsurfing, paddle boarding or kayaking at this lesser-visited spot. Largest lake in England, Lake Windermere is just 3 miles away, take the ferry across to Bowness-on-Windermere and visit The World of Beatrix Potter Attraction. If you enjoy challenging hill climbs and hikes, visit The Old Man of Coniston (5 miles), considered one of the best fell walks in the Lake District.

Lovely cottage in a fantastic location close to shops and pubs. Wonderful welcome park with local products as well as really useful items bin bags etc. that are often not included. Also a cupboard full of games, dvds, books etc. that the kids loved. We really enjoyed our stay and would definitely book again.

We spent a week walking and driving through the Lakes, and this cottage is very well positioned; also easy access to the village and amenities. With good facilities, no problems with cooking, and the beds are comfortable.

We had a very comfortable stay - the beds certainly made for a good night's sleep every night. Plenty of storage in the bedrooms and the kitchen. Lovely welcome pack on arrival. Lovely Cottage in a Great little village. Very cosy . Parking was a bit tight ,,but obviousely when they built these cottages no one had cars.. Loved our stay .

Nice little cottage, just a couple of minutes walk into the centre of the village, so close to shops, pubs etc. Warm and cosy, some things are a little old fashioned, so might not be everyone's tastes, but we liked it and would happily stay there again. We enjoyed our stay at Merlin Cottage Hawkshead It provided an excellent base for our holiday in the Lake District. The Cottage well provided with all the facilities including a toast rack. The TV is a BT system rather difficult to operate. The off-peak immersion heater did make a noise while operating disturbing sleep but we are sure the owner wilRead morel fix this. We really enjoyed our Christmas week at this cottage. The large wrap around couch was lovely and comfortable and we loved the large ( for a cottage) kitchen/ diner. It was well equipped and very clean and cosy. If you're looking for somewhere homely in a central village location, this place is perfect. Small Coop, cafe's, 4 pubs, and a selection of shops all within 2 minute walk. Off road parking space to rear of property also.

Cottage is only about a two minute stroll into the village so excellent location. Excellent circular walks from Hawkshead so no need to use your car. Cottage itself is clean with exceptional brilliant white bedding and towels provided. The goody bag is a lovely thought.

Cottage is comfortable but unlike every other property we have let over the years there was not a single handbook or guide for any appliance. The Hotpoint cooker was difficult to set up without the handbook. The BT TV box and TV/DVD player would also have been easier to work with with a guide. The Lake District National Park is situated in the north west of England in the county of Cumbria. It is famously home to England’s tallest peak, largest lake, deepest lake and some of the most beautiful views in the British Isles. It has been a major draw for holidaymakers for over 200 years and its popularity shows no signs that this will diminish anytime soon. Adding to the spectacle, there are long-distance walking trails, endless history and culture to appreciate, as well as an unbeatable array of outdoor activities to try in some exceptionally eye-catching locations.

Mountains, lakes, rocky rivers, waterfalls, and valleys lined by stone walls characterise the Lake District National Park. Add to this vision slate-roofed villages, winding country roads, arctic alpine and wildflower meadows, and beautiful birds such as skylarks, curlews, meadow pipits, and lapwings, which all provide the perfect backdrop for a holiday. The poet, William Wordsworth, who lived in Grasmere, wrote a guidebook of the area in 1810, and very little has changed in the region to tie it into the modern world. The centre of the Lake District is dominated by its craggy mountains such as Scafell Pike and its exceptional lakes like Windermere, Ullswater, Derwentwater, Coniston Water and so many more.

Each of the Lake District’s towns has a village sensibility, yet all of them offer handy amenities, cultural attractions and some of the North West’s best places to eat and drink. Top visitor attractions include The World of Beatrix Potter, Sizergh Castle, Hill Top, Go Ape Grizedale, Grizedale Forest, Fellini and Zefferelli’s Cinema/Restaurants, the Bluebird Mk II, Ravenglass Roman Bathouse alongside a world of outdoor sporting and activity providers. Natural landmarks include Aira Force, Tarn Hows, Scaffell Pike, Castlerigg Stone Circle, The Old Man of Coniston, Helvellyn and Skiddaw. Pull on your walking boots and traverse the long-distance walking trails of the Lakes like Wainwright’s Coast to Coast, and the Tour of the Lake District.

As you get to know the region better, you will find evidence of prehistoric and ancient man in the Lake District, as there are standing stones, circles, and rows to find, as well as one of the largest standing Roman buildings in the UK. Visit Ravenglass, one of the UK’s oldest settlements and the only coastal village in the Lake District; it has beautiful waterside views of the Munros of Southern Scotland. Remnants of the region’s industrial activity can be traced in the form of bobbin mills, gunpowder mills, and mines. The Lakes also have some famous literary and art associations, including Beatrix Potter, John Ruskin, Arthur Ransome, Samuel Taylor Coleridge, William Wordsworth, JMW Turner, John Constable, LS Lowry and Percy Kelly.
