This fantastic holiday let, situated a half mile’s walk from the head of Lake Windermere, is perfect for you and your guests - including up to four dogs! Sleeping 16 across seven bedrooms, this house is ideal for family or friends’ reunions. Enjoy sociable dinners catching up with your loved ones in the huge dining room, or spend evenings curled up on the sofas in front of the wood burner in the lounge, chatting away until it’s time for bed.

The property, which was built in the 1770s and has been both an artist’s studio and a youth hostel in its time, is spacious and welcoming. The kitchen retains some of its useful commercial features, including deep sinks. On the first floor, four peaceful bedrooms have original feature fireplaces and large picture windows with fell views; the final three bedrooms are on the second floor and the dorm-style room with five single beds is the perfect den for kids. Outside, there is a small lawn area with a bench to the side of the house which is a tranquil spot for a morning coffee before you head off into the hills.

Step out of the front door onto a range of walking trails to suit all abilities; the popular Fairfield Horseshoe starts under a mile from the house, and there are plenty of child-friendly loops around Ambleside itself. Grizedale Forest (8 miles) is also brilliant for kids, with over 40 sculptures for them to find, and stunning views from Lake Windermere to Coniston Water. Make sure you visit Aira Force (18 miles), the most famous Lake District waterfall, and sample some mint cake in the pretty town of Kendal.

We all really enjoyed our stay at Iveing House. The house was spacious, the kitchen very well equipped, it was lovely and warm (which was a godsend as the weather was cold and wet) and the beds were comfy. Location is excellent. Everything is on the doorstep and we never used the cars once. Highly recommend this property for large groups.

We were a group of 14 (adults plus older teenagers /young adults) and for us the house was great. Loads of space to mingle, bedrooms over two floors and plenty of showers so no queuing!! Very well equipped with enough crockery etc and in a fab location! This was a fabulous place to stay. The location couldnt have been better. The house has everything you need. Bedrooms for all and a very spacious ground floor with large kitchen , massive dining room and comfortable lounge. Couldnt recommend it any higher. Would definitely go back.

Unusually spacious cottage with lots of room for all. Well situated in Ambleside not far from head of Lake Windermere on the quieter "old road". Within easy walking distance of shops and pubs but away from the hurly-burly of summer holiday crowds.

It was just what we needed for a family gathering landmark celebration. We booked a chef for one meal and he was happy to work in the kitchen. Location is good for South Lake District and local shops. Ample toilets and washing facilities for the group. This is the second time we have stayed at Iveing House for birthday celebrations. It easily catered for 10 people, aged from 16 years old to 80 years old. This time we combined an 80th, 21st and a 19th birthday. A car is not necessary as the house is about a 5 minute walk from the bus station, where you can go to all areas of the Lake District. This is the 2nd year we have stayed at Iveing House and it is absolutely perfect for our walking group of 9 people. We particularly like the large well-equipped kitchen, as it not only allows our group to socialise while cooking meals, but it's also the ideal size space for eating our meals. Had a great stay at Iveing house and the location was perfect. Chris the owner was great at communicating and allowed us a late checkout free of charge. The only issue we had was the outdoor area where we could of let the dogs out for a wee was not a secured area and the dogs could escape. This meant we had to keep taking the dogs out for walks eveRead morery hour which wasent ideal for us. Some of the beds weren't the comforist and could do with replacing. It's a great spot and ideal for a big group who are keen to get out on the fells. Alas the weather is beyond your control. We discovered a leak -we think from a shower-and let the owners know while we were there. They were very apologetic and keen that it should not spoil our stay. Given that both times our stay has been over a wet Christmas period the boot-room, which is found immediately upon entering the property, is ideal for wet clothes, rucksacks, and boots without spoiling the interior of the house.
