The location on the Newlands Pass between Braithwaite and Buttermere is an ideal base for walkers and cyclists looking to explore this north-western corner of the Lake District. There is superb walking straight from the door either on the valley floor or into the surrounding fells.
Keswick is a 10-minute drive away offering a wide selection of pubs, restaurant and shops. The local inn is well worth a visit, located on the other side of the valley and reached by a walk of just over a mile along the valley roads. There are two great pubs in Braithwaite and in ButtermereB; raithwaite also has a well-stocked village shop.

The front door opens into the hallway leading to the sitting room and dining area/kitchen. The sitting room is traditionally furnished and has a TV and DVD player. From the sitting room windows there is a magnificent view to the Newlands Valley.
The kitchen and dining room are part of an open-plan living area with a comfortable combination of traditional and modern furnishings. The dining area has a wood burner and a large dining table and chairs. Windows look to the front of the cottage and across the Newlands Valley to the beautiful fells. There is a cosy seating area benefiting from the wood burner and a TV.
The kitchen is one step up from the living area and is newly refurbished. The kitchen features a halogen hob and electric oven, fridge, microwave and full-size dishwasher. At the end of the hallway is a door leading to a large utility area housing the washer, separate tumble dryer, heated towel rail and further large fridge with large freezer. The Aga is not in use. An external door off the utility room leads to the small backyard.
Upstairs there are two king-size bedrooms both of which have walk-in wardrobes and en-suite shower rooms with mains shower, WC and wash basin. The third bedroom is a spacious twin room. There is a separate bathroom on the first floor with a corner electric shower, WC, towel rail and wash basin.
Outside there is a small yard to the rear that backs directly onto the fellside and small woodland. The fell behind is Causey Pike. At the front of the cottage there is a sitting out area with stunning uninterrupted views of Newlands Valley. By prior permission the owner's adjoining barn can be used for storage of bikes and outdoor equipment. Private parking is available directly opposite the property. A welcome tea tray is provided.
