This property offers spacious and welcoming accommodation for up to six people in an elevated position above Troutbeck. Its highlights include a pleasant lawned garden with views towards Great Mell Fell and Blencathra; it has ample storage for bikes and canoes. This makes the house an ideal getaway for a large group of family or friends, with the flowing layout of the rooms creating great social spaces. Situated between Keswick and Penrith, this is an ideal base for exploring the northern Lake District, in particular the Ullswater valley.

The cottage is located just off the A66 making it very accessible for visitors new to the area. As well as overlooking the road, it also has a wonderful panorama of fields and fells stretching out for miles around. Ullswater is just 5 miles away opening up some of the most glorious scenery in the Lake District. The walking opportunities here are absolutely stunning with everything from big adventures on the mighty Helvellyn range to low level ambles around Aira Force to tempt you. You can also make the most of the beautiful lake either by hiring a kayak and paddling yourself or catching one of the stately Ullswater steamers and enjoying the picturesque surroundings on a gentle cruise. Cyclists are particularly well served at Hillcrest with the coast-to-coast cycle way literally passing the front door and a wealth of bridleways and small rural roads to explore under pedal power nearby.

If you'd like to explore local town life you'll find that Keswick, just 8 miles away, makes a great day out. This much loved Lakeland destination has a wealth of wonderful eateries, outdoor and independent shops, its own art deco cinema and a marvellous theatre offering a great range of plays, music and comedy throughout the year. Why not take a look around one of the stately homes nearby? With both Dalemain and Hutton in the Forest just over 8 miles away you can lose yourself in their glorious grounds or find out more about their rich histories helping shape this eastern side of the Lake District.

The spacious property is just 15 minutes' drive from the M6 motorway - a big advantage during school holidays!

As you enter the house, you are greeted by an attractive dining room with a large table that seats eight people. In summertime, the double front doors can be thrown open to create a light and airy dining area. During colder months, a wood burner offers a cosy feel, perfect for festive gatherings or special occasion get togethers.

The kitchen is well laid out and is complemented by a large utility area and informal dining table. The kitchen contains a split level electric oven and hob, tall fridge/freezer and plenty of clever storage. The adjoining utility room houses a microwave, dishwasher, washing machine and serves as a boot room and drying room. Access to the wood store and outside WC are via the utility area.

The kitchen and informal dining area form a social hub within the house, as they adjoin a sunroom that features a 37' TV, DVD player, wood/coal burning stove, two-seater sofa and arm chair. The large gable windows overlook the pleasant lawned garden towards the Blencathra mountain range.

There are two bedrooms on the ground floor; one double bedroom and one twin room. Both contain a double wardrobe, while the twin room has a built-in dresser with chest of drawers and wash area. The double room has a small TV and looks out towards Great Mell Fell. Both bedrooms offer easy access to the recently fitted bathroom containing WC and walk-in electric shower.

The flowing layout of the rooms in the property really works; even when occupants are spread throughout the house, the layout ensures a buzzy social atmosphere, great for festivities and special family occasions. The upstairs living room feels open and spacious, thanks to the two gable windows - both offering scenic views of the surrounding countryside - and the open-plan nature of the room. There is one three-seater sofa, one two-seater and a comfortable armchair. A 37' TV, DVD player and a range of books provide relaxing entertainment.

Two pitched-ceiling double bedrooms flank the living room upstairs, each with their own en-suite bathrooms. Each contains a bath, WC, heated towel rail and one has an shower over the bath. Both bedrooms feature built-in wardrobes, dressers and a small TV.

Outside is a pleasant lawned garden with ample rattan furniture. A lockable garage may be used by guests to store plenty of bikes, canoes, kayaks, etc.

Lovely cottage in an ideal location. Very well set out for a larger family/group with two separate living rooms and 2 dining rooms. Small touches such as a high chair and stair gates would be good for those travelling with younger children, and as it is near a busy main road, making the garden enclosed would definitely be a big plus.
