Overlooking Coniston Water in the heart of the Lake District is this semi-detached three-bedroom property. Originally a barn, it has been converted into a comfortable home but retains much of its olde-worlde charm and character. It’s an ideal retreat for families wanting relaxation, outdoor activity, and nearby amenities.

Step through the original arched barn entrance into the spacious lounge with its plump sofas, exposed beams, and slate-tiled flooring. There’s even a huge inglenook fireplace with a wood burner to keep things snug on chillier nights. Overlooking the lounge, and through large French doors, is a sleek kitchen equipped with everything you’ll need for a comfortable stay. A sociable space, prepare your favourite family meal then serve it at the kitchen table with seating for six people. There’s also a convenient shower room on this floor. Stairs lead up to the first floor where you can choose between two peaceful king-size bedrooms and one pretty twin. All are light, airy, and effortlessly serene. Homely touches include artwork on the walls, ambient lighting, and stylish, soft furnishings. There’s also a thoroughly modern bathroom on this floor. Outside, the setting is sublime. Stroll through the grounds to the private lakeshore area (shared with the other four properties on the estate) and spend the day splashing in the water. Alternatively, enjoy a meal in the pretty courtyard garden, and afterwards, let the children run free in the grassy paddock.

Enjoy lakeside walks along Coniston Water or head to the village (1.5 miles) where the adventurous can hire boats, kayaks, and paddleboards. The less energetic can jump on the Gondola Steam Yacht and cruise down the water at a leisurely pace. The Old Man of Coniston mountain range overlooks the village and those with a head for heights can reach the summit on foot or mountain bike. Further biking and hiking trails can be found at Grizedale Forest (8 miles) while historic homes worth exploring include Beatrix Potter’s Hill Top (5 Miles), and John Ruskin’s Brantwood (2.5 miles).

Location fantastic short walk to edge of lake Dog loved the secure enclosed paddock Only downside was the living room was very dark, large patio door but outlook was close to neighbouring property should have picked this up on photos showing every light on Owners very friendly property immaculate

We really enjoyed our stay at the tinkler beck farm cottage, it was lovely and clean when we arrived with milk, hot beverages and snacks provided which was a lovely touch after a long drive. The owners were lovely and spoke to us whenever we saw them which felt very welcoming and they took an interest in our activities. Cowniston town was walkable Read morewith a pub along the way, the location of the cottage was perfect and the jete was perfect for getting in the water or using your own paddleboard. Hide

Fantastic location looking over the lake. Easy access across the road to Grizdale for walls and biking. Fully kitted out cottage and as an extended family we had a really enjoyable time.
