Does the sound of an indulgent cottage, brimming with historical detail, just a stone's throw from the shores of picturesque Derwentwater sound appealing to you? Well, if so, then this property should suit you down to the ground. Sleeping up to six people in three beautifully appointed bedrooms and nestled in the much-loved village of Portinscale, it's a marvellous base from which to explore the natural and cultural surroundings of this wonderful area. The cottage forms part of one of the oldest buildings in the village and the owners have taken great care to retain as much of its historical character as possible while bringing it right into the 21st century with modern appliances, comfortable furnishings and an elegant eye for decor.

A paradise for families, fell walkers, cyclists and water lovers alike Portinscale offers access to some of the Lake District's greatest treasures right from the door. There's a landing stage for the Derwentwater Launch at nearby Nichol End Marina where you could hop on board one of its stately vessels. It's a delightfully relaxing way to enjoy the magnificent scenery. If you're feeling energetic you could take the launch into the jaws of picturesque Borrowdale and walk back along the side of the lake to the village, rewarding yourself with a scone along the way of course! For the fell walkers among you the iconic ridge of Catbells is nearby or for the well prepared and experienced walker why not tackle the mighty Coledale Horseshoe? If you'd be happier just taking a gentle potter around the village then it's also ideal as the cafes, pubs and marinas are also within easy reach.

The property is in a perfect situation to explore nearby Keswick too. It's a vibrant and bustling Lakeland town with a wealth of attractions including an art deco cinema and the beautifully situated Theatre by the Lake. Families are well catered for with indoor climbing walls and award winning interactive museums all nearby. Aside from these visitors can also enjoy the great range of shops and eateries on offer in the town. It's just a 1-mile walk or a 5-minute drive from the cottage. For the history buffs among you, there is ancient kind on show up at Castlerigg Stone Circle or the more recent literary kind at nearby Mirehouse. The property really does make a perfect jumping off point for all that this wonderful area has to offer.

This alluring holiday property is a gorgeous cottage for six in the much-loved village of Portinscale. Recently renovated to a very high standard it has three comfortable bedrooms, ample socialising space for a family or small group and countless lovely details offering clues to its historic roots. Dating from over 200 years ago it forms part of one of the oldest buildings in the village and the owners have managed to retain many of its charming features while bringing it up to date with an elegant modern-rustic eye. Views of Walla Crag from the front of the cottage will certainly get you in the mood for exploring the area.

On entry to the house, you step into a small porch area with space for hanging up coats and leaving muddy boots. The spacious living room benefits from a large TV with Sky, a DVD player and Soundbar as well as two deep comfy sofas and a huge 'snuggler' chair. The owners have also thoughtfully provided a selection of books to keep you amused. With Honister green slate floors and a recessed fireplace with wood-burning stove under a wonderful large original mantle it makes a most welcoming space for an evening gathering. Through from here is the large dining room there's a dining table for six and a lovely dresser with all the glassware you will need for your stay. At the back of the house is the bright modern kitchen, it's well equipped with raised fan oven and ceramic hobs, an eye height microwave, dishwasher and built-in fridge/freezer. The room also has a breakfast table and four chairs for enjoying your morning cuppa. There's a handy utility room with a sink, washer and dryer, heated towel rail, drying rail and plenty of space for a dog bed.

Moving upstairs to the large landing you reach the beautifully appointed bedrooms. All of them make the most of their period details including gorgeous exposed beams and deep windowsills while having more modern touches such as heavy oak doors and furniture. The first is the larger of the two king-size rooms. It has a huge wooden bedstead with wardrobe, drawers, a wall-mounted TV and a rocking chair for enjoying a good book. The second king-size bedroom is en-suite with a delightful metal bedstead, a wall-mounted TV, two chests of drawers and an old fashioned hat stand for hanging space. The lovely en-suite shower room has a huge walk-in shower enclosure with electric shower. The twin room looks out to Walla Crag at the front of the cottage and has a wardrobe and chest of drawers.

The elegant family bathroom is a gorgeous space to relax tired fell-walking muscles either in the stunning double ended bath or in the large curved shower enclosure with mixer shower along with a huge drencher head. As it might be difficult to drag people away from this indulgent space there's also a handy extra WC on this floor too!

To the rear of the house is a small private, though not enclosed, garden area with seating for a peaceful evening's glass of wine.

This cottage was a lovely Lakeland cosy cottage. The position in Portinscale was a brilliant base for touring the Northern Lakes and just a 5 minute drive to Keswick, and for the more energetic 15 minute walk. The owners have thought of everything youd ever need (and more) for all your holiday needs. I can thoroughly recommend this lovely cottage!

A really beautiful cottage, very well equipped and comfortable. Theres obviously been a-lot of thought by the owners to make it such a lovely place to stay. Couldnt fault a thing and will definitely stay again.

A wonderful weeks holiday at Rose cottage. The star ratings show how much we enjoyed our stay. The cottage is delightful, 200 years old. Fully restored with excellent facilities. The ambience is what makes this cottage stand out.

Lovely, well- equipped cottage in the middle of Portinscale. Easy walking into Keswick. The enclosed shared access at the rear of the properties meant that there was no unsupervised area for the dogs - but that was only a minor problem.

Lovely, well equipped cottage. We thoroughly enjoyed our stay. Easy access to Keswick along a nice footpath. There are 2 parking spaces for the cottage, but they are neat especially if neighbouring cottages have big cars. Ground floor not all on the same level; the family bathroom and toilet are up steps, and ceilings are low in places.

A very spacious yet cosy Lakeland cottage. Beautifully refurbished, and a pleasure to come back to and put the log burner fire on. Lots of games provided, and a big choice of dvd's. Lovely location, and importantly for us it was very quiet. Very comfortable beds too! Parking no problem at all, with designated space opposite. A bottle of wine and KeRead morendal mint cake on the kitchen table on arrival was a lovely welcoming touch, thank you. Hide

A wonderful, characterful, comfy & cosy cottage. We found it very well equipped, clean & spacious. The utility/laundry room is a bonus. We needed to use a little extra heating one rainy day to dry some childrens clothes & it worked perfectly. Plenty of books & games in the lounge if staying in one evening. We enjoyed it very much & will definitely Read morebook again. Great location which is only a short beautiful walk across the fields into Keswick. Hide

Rose cottage is a beautiful and surprisingly spacious house. Its been really well decorated, appointed and kitted out. The wood burning stove made the evenings cosy. We will definitely want to visit again.
