A gloriously pretty property in the small Lakeland village of Bouth, this two-bed home has all the quaintness of a traditional Lake District home. It’s conveniently located slap bang between Lake Windermere (4.5 miles) and Coniston Water (5.5 miles), opening up excellent opportunities for walking, boating and water sports. You’ll have a welcoming village pub within 150 metres for a post-dinner pint, a handy farm shop 1 mile away, and plenty more amenities in the market town of Ulverston (6 miles).

This delightful home is part of a row of 17th-century cottages, all with rustic appeal and surrounded by greenery. On arrival, enter a charming country-style kitchen/diner with attractive wood-panelled walls and a flagstone floor. Look out for original features like low ceilings and elegant wooden beams throughout. From the kitchen, step down into the warm, inviting lounge where an open fire and comfy seating await – lovely for relaxing in the evening. Outdoors, a gravel courtyard leads to the pretty lawned garden, where you can cook up BBQs and admire the meadow views. There’s also an ever-so-sweet garden room, a chalet-like structure featuring double doors for the warmer months and a wood burner to keep you cosy in the winter.

There’s plenty to do for lovers of the great outdoors – the surrounding nature reserves, fells and mountains beckon walkers, hikers and climbers with a variety of trails ranging from easy-peasy to highly challenging. You’ll find a number of National Trust properties nearby, including Beatrix Potter’s enchanting Hill Top home (8.5 miles). Fell Foot Park (5.5 miles) offers stunning mountain views, a cafe for afternoon tea, and water sports hire.

We so enjoyed staying in Kiln Cottage - it was cosy, comfortable, clean and warm. The location was perfect - a road running in front of the cottage, then two fields and beyond those, woods. It was so quiet, you could almost hear a pin drop!

Kiln cottage was clean and generally comfortable and the addition of the garden room offers plenty of space and options for relaxing. The main bedroom was cosy and comfortable with a delightful view to wake up to. The kitchen was well equipped offering the option to cook and dine in. We also ate out a couple of times, including at the local pub juRead morest a short walk along the lane. We had a great time relaxing both in the cottage and in the garden room and garden, enjoying the view across the fields and greeting passing neighbours and villagers as they walked past. Bouth was a great base for exploring both the coast and the Lake District. We enjoyed walks straight from the cottage as well as venturing further afield to take in the breathtaking scenery of the fells and lakes. Wonderful stay, so so cosy. We walked every day, and to come home, and sit around the log fire in the evening was fantstic. The bed was so comfortable, and the location was so lovely. We did not want to go home, we will be back.. Thank you so much.

We really enjoyed our time at Kiln Cottage - such a lovely place. Really clean and well maintained. I had breakfast in the garden room one morning which was a real joy, even in November. I was there with my son on reading week from university - the perfect place to escape to and enjoy fantastic walks, even straight out of the front door. Would defiRead morenitely recommend and we hope to return one day. Best for 2 adults - any more might be a bit of a squash! Hide

This cottage is very well thought out. We loved that there was plenty of living space and really enjoyed using the garden room whilst having a BBQ. I particularly liked the fact that there were two heated towel rails for the four of us to use, a very good idea. Being able to walk straight from the cottage either to the village pub or in the other dRead moreirection following various trails is brilliant. The cottage was spotless on arrival and it was clear that it had been excellently prepared for our stay. We were equipped with everything we possibly needed for the duration. Cosy cottage, close to village pub The White Hart which serves excellent food and are very welcoming. Good base to explore the southern lakes with Windermere and Coniston nearby. Recommend Homeground in Windermere for breakfast/coffee.

A perfect location from which to explore so much of the south Lake District area, and beyond. We had great walking and exploring over the New Year period. Walking from the door, pub a few mins walk away, dark skies for star gazing. The cottage was lovely , warm and solid. Absolutely lovely little cottage, very very quiet, I slept the best I have in months! Beds extremely comfortable and sofas very comfortable too. It was very clean and in a lovely peaceful location with stunning views. My only concern would be that the top of the stairs is very tight, no landing, so bedrooms enter straight on to the top of the stairRead mores, this was my only fear with little ones. Our girls are 6 and 9 and were fine, but I would have been very nervous if they were any younger. Hide

We had a fabulous time in the Lake District and found Kiln Cottage to be an ideal cosy base for exploring the area. The driveway was accessible for our mid-sized SUV and the addition of the garden room as a separate space opening onto the garden with a view across the fields was great!
