Dating back to the 1700s, this stunning four-bedroom cottage is surrounded by the beautiful scenery of the tranquil Duddon Valley. Fully renovated yet still maintaining its warmth and character, some of the beams are even thought to date back to the Spanish Armada. This is a wonderful retreat for up to eight people and two dogs, ideal for groups of family and friends. The open-plan dining kitchen is perfect for sociable mealtimes before retiring to relax in front of the living room’s feature open fire. The private orchard, with its breathtaking views, will delight children and adults alike.

Often described as a hidden corner of the South-West Lake District, the Duddon Valley is an unspoiled area, perfect for those looking for a real escape. There are myriad walks straight from the door, from riverside ambles to challenging hikes. For those who prefer to explore on two wheels, the lockable bike store at the property will be a real bonus. The nearest pub is a 1-mile walk away, be sure to bring a torch with you for the walk back – and don’t forget to look up at the dark skies, you’ll be amazed at how breathtakingly beautiful the night sky looks around here on a clear night.

Head to nearby Coniston for a look around the local shops and museums before enjoying a picnic at the lakeshore, or take a trip on the stately Steam Gondola to enjoy the water from a different perspective. Why not spend a day exploring the beautiful Eskdale Valley (around a 20 minute drive away)? Here you can hitch a ride on the much loved La’al Ratty Eskdale to Ravenglass steam railway, before heading to Muncaster Castle, one of West Cumbria’s best reviewed attractions.

Upon entering the cottage, you will find a quirky entrance and corridor space designed for storing coats and boots, which you’ll need for the adventures you will undertake around the valley. Follow the corridor and you will find a handy, utility area with downstairs WC, washing machine and space with racks for storing bikes – perfect for all the local trail rides.

From the entrance way you then enter the lounge which oozes character. Some of the beams in here date back to the 17th century, it’s even rumoured they may have come from ships in the Spanish Armada! With ample seating, whether it be in front of the open fire in the evening or drinking in the stunning views from the window seats you can’t help but feel content. If you ever get tired of the views, the cottage has plenty of amenities to enjoy including: board games, TV and DVD.

Moving into the large, open-plan kitchen/diner – if you’re a budding chef you couldn’t ask for more! The kitchen is well-equipped with everything you could possibly need including: a large fridge/freezer, an integrated dishwasher, double oven, microwave, Nespresso coffee machine and induction hob and quality fixtures and fittings throughout. The owners truly have an eye for detail and design and this is the perfect space for friends and family to gather around the large dining table to enjoy a meal and quality time together.

From the kitchen dining area, you then move into the bright, sunroom which is ideal for morning coffee - planning your day ahead or for enjoying the last of the evening sunrays. The sunroom leads onto a beautiful patio area where outdoor seating captures the tranquillity that the cottage has to offer its guests in the enclosed garden. If you want a true understanding of the setting you’re in, then head further into the garden where you’ll find a private orchard of fruit trees and some of the best views that the Duddon Valley has to offer.

Returning to the house, from the lounge, you head upstairs onto a half landing which hosts a small office area and a bunk bedroom which is an ideal bolt hole for children or accommodating adults.

From the half landing, move up onto another small set of stairs and this takes you onto the main landing where three bedrooms and a main bathroom are situated. The first bedroom you come to has a king-size bed that can be split into twins (2ft 6) and although only small, the room has a boutique feel with a delightful window seat to admire the views overlooking the Dunnerdale Fells. The bedroom also has a small shower en-suite. The second bedroom is made up of two twin oak beds that can be connected together to make a super-king-size bed. The room has real character with an exposed oak beam and again a beautiful view from the window. Across the corridor is the family bathroom with underfloor heating, a sumptuous cast iron roll-top bath and separate large, shower enclosure. Finally, you’ll reach the master bedroom with a king-size bed that can be split into twins (2ft 6). The room is filled with light, from windows of both elevations and an authentic cast iron fireplace. The bedroom also has an en-suite shower room with underfloor heating.

Please note that there is a small loft conversion in the barn next to the cottage which the owners sometimes use if they come to do garden or cottage maintenance between bookings. It is separate to the cottage and they will ensure they don't disturb your stay.

We stayed as a family of 7 (4 adults and 3 children under 12) plus 2 small dogs. House was better than described and the views were to die for. In a beautiful quiet area with very little to disturb the peace. The house was very well equipped and really is a home from home with just about everything you will need right down to a sewing kit. Owners Read morewere present at property as we arrived (they had been gardening) and they were so welcoming and friendly. Most of the basic food supplies i.e. tea, coffee, sugar and milk were ready and waiting along with biscuits for humans and pets along with condiments for aiding cooking. Such thoughtful hosts. Really the only thing, you need to take are clothes and main ingredients for a meal (if you intend to just relax and unwind without venturing out). The beds were very comfortable and beautifully decorated. Everywhere was clean and bathroom where lovely. There were sensor lights in bathrooms which were great when going to the bathroom in the night. The only sensor light which was a bit delayed appeared to be in the utility room which only came on when you had walked right into the room but this wasnt a major problem. We will be returning i hope within the next few months as I have totally fallen in love with the place as did my grandchildren. Hide

We all enjoyed our stay in this cottage immensely. The location is beautiful and the house was well equipped and spacious with comfortable beds and lovely rooms. Altogether a wonderful place to stay if you don't mind a rural location and a view of the mountains, just waiting to be walked. And we were welcomed every morning with the sound of a soRead moreng thrush or two. We did benefit from good weather; it might feel a little different in rain. Highly recommend cottage was in a beautiful location the house had all the equipment needed for a weeks holiday . The cottage was tastefully decorated host provided tea coffee hot chocolate sugar and milk when we arrived . Enjoyed the house. Enjoyed the location. The walks from the front door were like walking in paradise. We bumped into a local farmer repairing a stone wall at one point, and he said he wakes up every morning and looks out the window and thinks "I'm living in paradise." That's what we'd been thinking ... only as temporary guests though. At one point Read morewe got some friendly and helpful support from the owner on the phone - thank you, it was much appreciated. Esp Hall is a beautifully presented and equipped house with a lovely blend of traditional features but no shortage of modern comfort. Magical and peaceful location but within striking distance of Lake District hotspots too. The cottage is well located away from the crowds that you encounter near the lakes. We made the most of walks and bike rides from the front door and hardly saw anyone (it was a school holidays!) Bike storage is very secure. The beds are comfortable and showers are good. Having an EV charger on site is a bonus (it's miles to the nearest charger). A rare opportunity to be in a gorgeous remote location with your dogs and plenty of room for larger groups! The garden/orchard is delightful and the patio a lovely place to hang out of an evening.

Fantastic cottage in lovely location, totally tranquil off the beaten track. Absolutely loved it. Garden is fairly small but totally enclosed, so safe for our springer. He was curious in the sheep in the field in front of the house but safely contained.

Everything was perfect for our family break. The location is lovely, with many delightful walks on the doorstep and the higher fells not far away. Facilities inside the cottage are really good, with plenty of room for 7 of us to relax in comfort.

This is our seventh family gathering at various properties and we all agree that Esp Hall was the best yet. The location ( so peaceful) is perfect. There are many walks from the property with varying degrees of difficulty. Muncaster Castle is a close by ( great drive over the fells) and is highly recommended for adults and children. Esp Hall was the perfect Christmas getaway, a beautiful cottage set amongst beautiful scenery! If a relaxing break in the serenity of the Duddon valley where you are able to do as much or as little as you like doesnt grab you then nothing will. Esp hall is well equipped, tastefully decorated and well maintained and we couldnt of asked for better. IRead more would recommend to anybody and will be returning for sure.
