Those who love nothing more than the fresh air of the great outdoors will not be disappointed with this scenic spot on the banks of the River Rothay, with lovely riverside walks beginning from the doorstep. The surrounding historic market town of Ambleside is a walker's paradise, with plenty of scenic routes beginning from Waterhead Pier, a mile away. Located between Skiddaw and Derwentwater, sample some of the area's best local produce from Keswick, 17 miles away, offering a historic market every twice a week. Those who love life on the water can venture to nearby Bowness-on-Windermere, 6 miles away, to jump aboard a traditional steamer to sail Lake Windermere amongst superb views across the Lakeland fells.

This blissful bolthole proudly sits at the end of three properties, which all share a delightful lawned picnic area at the water's edge of the River Rothay. Accessed via a footbridge from the parking area, head through the front door and into the spacious open-plan lounge/kitchen/diner; large picture windows face towards the river and frame truly idyllic views. The contemporary kitchen will capture your imagination, inspiring you to whip up something delicious with your local flavours to be enjoyed around the dining table that's perfectly placed to enjoy the best views over the river. Sit back and unwind on the plush sofa in the lounge area, which boasts a roaring wood burner that sets the scene for pure relaxation. Head upstairs to wash off a long day in the contemporary bathroom before retiring to the soothing colour palette and peaceful ambience of the super-king-size bedroom.

Make the most of your beautifully serene setting by enjoying a spot of al fresco dining on the private patio area, with the amazing sights and sounds of the River Rothay as your backdrop. It is the whole team at Lakeland Retreats which makes our stay worth 5 Stars. Given how many properties they are responsible for preparing on changeover days, it is impressive to see how Overbeck is prepared for our arrival. Communication from the team in advance of our arrival ensures we know everything necessary to arrive and enter the property wRead moreell before we set off form home in Hampshire. The property was to the usual highly cleaned standard with everything laid out or put away perfectly for us to use. The gardens are immaculately maintained by the gardeners and are a pleasure to relax in. The inhouse team were extremely efficient at responding to notification that I had dropped the door key in the garden. Recovering the key, securing it back in the lock box and then contacting us to let us know, all very quickly and greatfully achieved. The beauty of the Lakes speak for themselves, but it is the efficiency of the Lakeland Retreats' team which deserve the credit for making this a 5 star visit again and again. We loved our stay at Overbeck. The property was clean and the bed was really comfy. A good shower too! Fantastic views over the river - we saw ducks, a goosander and heron. There were a few books and a map in the cupboard. We liked the idea of a credit note at the shop and we got some lovely cake with the money, thank you! However the shop was quitRead moree expensive (e.g. 6.50 for a chocolate bar) so it didn't go very far. The maintenance team that we did see were lovely and polite and you can tell the properties are well looked after. Hide

The cottage was prepared to the usual high standard and it was like returning home as we walked through the front door. Everywhere was perfectly clean and presented just as we always remember the place. Big shout out to Clare for Read morehelping us rearrange our New Year's stay and also for her taking the time to call us to make sure our car was moved to safety with the impending flooding of the Rothay (less than 2" and it would have flooded the gardens and parking). Our holidays to the Lakes are so special to us and your team are part of that special experience as without you and your professionalism, our holiday wouldn't be such a relaxing and comfortable time away.
