This picture-postcard country cottage in Hawkshead combines 16th-century character and charm with all your creature comforts – the perfect setting for a Lakeland getaway with family and friends. The village of Hawkshead is home to pretty cottages dotted along cobbled courtyards and alleyways, which lead to the main square where you'll find a great selection of pubs, cafes, interesting shops and galleries. There are plenty of lovely walks to enjoy from the doorstep; take a gentle stroll or cycle along to Esthwaite Water, 1.5 miles away. There are countless woodland, lakeside and mountain trails through Grizedale Forest just over 3 miles away. Keen walkers can enjoy the picturesque Tarn Hows (2 miles) or enjoy a hardier fell walk around the majestic and rugged Great Langdale (9 miles) to be rewarded with sublime views across the dramatic Langdale Valley.

From the front of this beautiful Lakeland farmhouse, enter the beamed and panelled dining room, boasting an antique table, the perfect setting for delicious dinners and hearty breakfasts with the whole party. A delightful snug offers a quiet place to catch up on a good book or plan tomorrow's adventure. The oak kitchen is wrapped in cool granite, equipped with everything you'll need to cook up a delicious family meal, the rear porch doubling as a boot room to store all your outdoor gear. Sitting just off the dining room, you'll find the homely lounge, with solid oak flooring, a large wood burner, a high, beamed ceiling and floor-to-ceiling windows allowing plenty of light to flood in. A spacious shower room on this level also doubles as the utility room. Sitting above the lounge, up a handmade oak staircase, you'll find a blissful king-size bedroom with stunning skylight windows (please note that there is some limited headroom in the bedroom). On the main first floor of the farmhouse, you'll find three idyllic bedrooms, one en-suite king-size, one double and one twin bedroom with 2ft 6' beds, which all share rustic charm and antique character. You'll also find a contemporary shower room on this level.

Make the most of your beautiful countryside setting by enjoying a spot of al fresco dining in the enclosed cottage garden, which features a lawn and patio area, plenty of space for everyone to enjoy. Outside, you'll also find private parking for three cars.

Spacious, comfortable and well equiped house for our family, along with the location.

This is a beautiful old farmhouse that made for a great holiday. The layout suited our group perfectly (family with 3 older sons, one with girlfriend). The extension meant there was a very separate bedroom with bathroom from the rest of the bedrooms which worked really well for us. We all absolutely loved the glass and crockery cupboard, and the vaRead moreriety of different glasses was the best we have ever had in a holiday home. The kitchen, although small, was excellently equipped, right down to weighing scales and electric whisk - you could cook anything there! The rear porch wasn't really big enough to hang 6 peoples wet coats to dry (especially as there are no hooks in there) which was a bit of an issue but we managed fine (although we only had 2 days of rain!). A word of warning - anyone over 6 foot tall needs to be better at ducking under the low beams that our sons were - a few bruised heads taught them well! Very very easy walk into Hawkshead (10 mins across fields if that). All in all a really really good place to stay, especially with older teenagers/young adults. Hide

The cottage was lovely and the communication was brilliant. There was a leak through the floor due to one of the showers which seemed to be sorted quickly (also seems to be a recurring issue). The only things that let it down were it wasn't very clean when we checked in, there were packets left by the previous guests that weren't removed by the cleRead moreaner as well as lots of cobwebs and some dirty surfaces. There was also broken glass outside by the bin which wasn't great as we had a dog with us, but this could have been caused when the bin was collected. Overall though, the house is lovely and the location was perfect for us with a nice 10 minute walk through the adjacent field into Hawkshead and we'd stay here again. Hide

Enjoyed our visit. Old farmhouse is clean and well equipped. Nice contrast of traditional cottage with wood panelling low ceilings and a more spacious modern extension. Bedrooms all clean and comfortable. Location quiet and peaceful with pleasant 10-15 minute walk to village.
