Making a charming base for couples, families and friends, this spacious bolthole is ideally positioned for walkers, hikers and nature enthusiasts keen to explore the heart of the Lake District. The property lies in a peaceful setting on the southern fringe of the popular Lakeland town of Ambleside. Here you will find a choice of great pubs, cafes and restaurants, with attractions including Stock Ghyll Force, The Bridge House, Zeffirellis Cinema and the Armitt Museum. A short stroll will take you to Ambleside Roman Fort and the northern edge of Lake Windermere, less than half a mile away. From here you can join a steamship cruise along the lake, with calling points including Wray Castle, Bowness and Lakeside. Coniston Water lies to the south-west (6 miles) and the smaller lakes of Grasmere and Rydal Water are to the north, both within 4 miles.

Entering the cottage you will be greeted by the light and airy kitchen which has been thoughtfully organised and fully equipped so you can rustle up a family feast. From the window, you can often spot deer roaming freely in the surrounding fields. An open archway leads seamlessly into a central dining room with a welcoming dining table kitchen and light streaming in via the large window. From here a further archway leads you through to the elegant and inviting lounge, a delightful space for you all to unwind in, with ample sumptuous seating, a Smart TV and window seats set in the big picture windows. The ground floor also features a practical utility room and a separate shower room. Going upstairs, you will find a choice of three bright, fresh and comfortable bedrooms, all tastefully decorated and stylishly furnished: a beautiful king-size room, a cosy double and a single bedroom, each offering tranquil views towards the fells. The accommodation is rounded off with a bright and spacious bathroom.

Heading outside, the peaceful grounds feature a choice of garden furniture, perfect for dining alfresco and taking in the glorious surrounding landscapes. Ample parking space is available for two cars.

Very comfortable cottage in a great location. 10 minute walk to both Ambleside and Waterhead. We have stayed here a few time and have booked again!

1 Borrans Park House is in a great location, just 10 minutes walk into the centre of Ambleside. The kitchen is well equipped. Our bed was comfortable, as were the sofas. The house was clean, and nice and warm for our stay in late November. We will definitely book again next time we visit Ambleside.

Another lovely stay at Borrans Park! We first stayed in summer 2023 but our youngest was only 2 and the open plan downstairs/spiral type stair set up was hard work!! So now she's 4 we knew we wanted to stay here again! The location is excellent, setting lovely. Nice to see the deer in the adjoining fields. Plenty of parking space and appropriate ouRead moretdoor space for sitting in nicer weather. House is well styled, well equipped and really clean. Kitchen is very clean, including oven, microwave and fridge. Love the additional fridge freezer in the utility room for fitting in the "big shop". Thoughtful details are present such as a full range of cooking equipment and utensils, full roll of bin bags, dishwasher and washing tabs and even parking time discs. The sofas were comfier than our previous stay and we enjoyed the range games again. The toiletries were high quality and plenty of towels provided. The utility room is a godsend for drying coats and boots after a walk and washer dryer always welcome when holidaying with children. Random extra bonuses that for me really make a holiday - excellent water pressure in the shower, piping hot water, decent hairdryer in the master bedroom instead of one of those tinny plastic 1kw things! Greeted with a lovely bottle of bubbly. It's a well kept, beautiful place.. was very comfortable for both myself and my husband. Everything was well catered for and equipped in both the kitchen and bathrooms. Peaceful and quiet overlooking the fields on oneside of the house. If your lucky you may get to see the wide deers early in the morning when Read morelooking out the kitchen window. Perfect location to explore the north part of the lakes.. 5 min short walk to Ambleside lake 10 min walk into Ambleside town. Some great local walks / hikes.. Will definitely be returning Hide

We had a wonderful time in the Lakes. The house is perfect and very clean. Very comfortable beds and lots of space. It is in a perfect position. The house has everything you could possibly need. A 10 minute walk into Ambleside and 10 minutes to Wateredge - the Wateredge Inn has a large seating area with fabulous views over Windermere. There is so mRead moreuch to see and do in the area. The highlights for us were Hilltop, Troutbeck (a lovely walk along the valley from The Queen's Head), Dove Cottage, Grasmere, Rydal Mount and Rydal Water (a walk up to the caves is well worth it). The weather was lovely apart from one wet morning when we decided to go to the Ruskin museum in Coniston. We learnt all about the Bluebird. On our final day we decided to take advantage of the hop on hop off ferry (Green Cruise) and had a lovely day visiting Wray Castle. Hide

We had a fantastic stay, with everything we needed. The location was fabulous for walking up the mountains and the house was perfect for us. We would love to come back and stay again. Ambleside is a place we have been visiting for a lot of years and this is certainly one of our best and most enjoyable stays. We didn't want to leave!
