Occupying an idyllic location in the Boredale Valley, this Lakeland farmhouse is perfect for family gatherings and special occasions. Tucked away in a peaceful spot around a mile from Ullswater Lake, it’s ideal for keen walkers, nature lovers and dog-owning families that love to be immersed in nature. Sleeping twelve guests in six bedrooms, this pet-friendly property has abundant space for entertaining and relaxing.

Built in 1735, this farmhouse has been sympathetically renovated and furnished with a relaxed, rural elegance. Due to the age of the property, several rooms have steps between them, and it’s set out in a reverse-level layout with the bedrooms on the ground floor. The first-floor living spaces have a definite wow factor with high vaulted and beamed ceilings and a stained-glass room divider between the stairs and kitchen. The spacious, bespoke kitchen has everything you need to prepare and serve food for a crowd, including a double range oven and a large central island and breakfast bar. The light-filled lounge/dinner invites convivial evenings, whether feasting together around the dining table or chatting around the wood burner. There’s plenty of room to spread out, with a separate snug and TV room, a games room, and a cosy mezzanine level in the kitchen. Downstairs, five cosy bedrooms whisper of sweet dreams – choose between two king-size, two twin rooms and a bunk room, which share two contemporary bathrooms. A separate detached cottage offers privacy for a couple with an open-plan lounge/kitchen and a shower room downstairs, and a super-king-size zip-and-link bed on the mezzanine level, which can be made up as a twin on request. Outside, the property is wrapped in a large, mature, grassy garden, which can be accessed from both floors of the main house as it’s built on a slope.

Boredale and neighbouring Martindale are a dream for walkers and nature lovers with a multitude of trails and superb nature. Ullswater offers abundant water activities, from boat rides on the lake to swimming, sailing, canoeing and kayaking. Don’t miss the stunning Aira Forde Waterfall (12 miles).

  • 6 bedrooms – 1 super-king, 1 king-size, 2 twins and 1 bunk-bed as well as a super-king (zip-and-link) in cottage which can be set up as a twin on request
  • 3 bathrooms – 1 with shower and WC, 1 with bath with handheld shower and WC and 1 shower with WC in cottage as well as separate WC on first floor of house
  • Gas range with electric oven, dishwasher, microwave, coffee machine and American-style fridge/freezer
  • Utility room with washing machine and WC
  • Boot room
  • Games room with pool table, table tennis and table football

  • Group bookings may be checked to ensure the purpose of the stay is for a holiday. No hen or stag dos
  • Please note, whilst there are ground floor bedrooms and bathrooms, there are steps throughout the property so may not be suitable for guests who have limited mobility. Please do contact us if you have any questions.
  • Please note, the Wifi in the cottage separate to the house can be intermittent
  • Accessing Martindale involves navigating rural roads with steep inclines and sharp bends

Remote and stunning location. We loved being surrounded by breathtaking views and having so many beautiful walks from the door. The house was big enough to all be together but also had places to escape to. The games room was a huge hit.

Lovely location, isolated but in the best possible way, at the foot of a fell with Ulswater on the other side. Fantastic house that was perfect for the 3 generations of our extended family: the games room was a particular hit!

A great rural location, few walks from the house. Lovely log burners for that cosy evening after the walks. Lots of room for all, no matter what you want to do, read, play a game, watch a film or chat. Just remember to take supplies as no little shop close, which is our attraction. Beautiful views, peace and quiet. Stunning.
