At this luxurious cottage, you can surround yourself with the natural beauty of the fells, rivers and hidden pathways of Eskdale, while enjoying thoughtful touches, designer furnishings, antiques and original artwork displayed in the cottage.

This is the good life, where fresh air meets luxury. Relish the freedom of a day out on the fells, coming back to the comfort of the large leather suite and the open flame of a wood burner.

Enjoy a pint of Lakeland ale at the local pub, or perhaps a bottle of bubbly in the outdoor bath for two! If you enjoy music, our Kawai Conservatory Grand Piano is here for you to use (although you might prefer to use our surround sound Bluetooth speaker system or Hi-Fi for your musical entertainment).

Pack a picnic and walk from the house to the coast, along the river or over the fells to Boot and catch the narrow gauge steam train home. Irton Road station is on the doorstep and the railway excites everyone of all ages.

You're invited to share all that this cottage and its beautiful surroundings have to offer. Once you have arrived, you simply won’t want to leave.

You are greeted at this cottage by a substantial and solid oak doorway with a contemporary stained glass panel to one side. This leads you into the small hall with utility room to one side. In the utility you will find storage space, the freezer, a Neff washer dryer, sink and WC.

The kitchen is striking with an Elica suspended extractor fan and gloss mink units. You can choose the colour of the surround ceiling lights to reflect your mood. The kitchen has Neff appliances including a large induction hob, built-in oven, combination microwave and oven, dishwasher and fridge. There is a Quooker boiling water tap which is perfect for instant drinks or cooking. The pan drawers contain Le Creuset stainless and cast pans and Dualit toaster, kettle and blender.

Fitted into the original rectory fireplace is a double-sided wood burner. This connects the kitchen to the sitting room. The log store is outside and logs are provided for your use.

The breakfast table and chairs are by the patio door. This leads out to the patio and decked outside area by the natural Eskdale granite rock garden. From here it is a short stroll to the outside bath (big enough for two) where you can start your day with coffee or finish it luxuriating under the stars.

The large open plan sitting/dining room is exceptionally light and airy. It has five panoramic windows with views onto the fells, steam railway and garden. It has a modern chrome and ceramic extending dining table which seats eight, a luxury Natuzzi leather sofa and rugs, and oversized bean bags for totally chilling. There is a grand piano and large wall mounted flatscreen 3D UHD TV with sound bar.

From this room the open-plan floating oak and glass stairway leads to the landing area where antique oak meets modern. The bedrooms and bathrooms lead off from here and the area is bathed in natural light from our Velux sky lights and light guide.

Each bedroom has been individually designed for ultimate comfort and relaxation. They all have spectacular views across the valley to Muncaster Fell or Birker Fell.

Industrial Room: Soft velvets and textures meet contemporary Helderr glass furniture and metalin this bedroom. The double bed is completed with a Soak and Sleep deep duck down topper. On a sunny evening the sunsets from here are stunning. A genuine Strand Theatre light sits by the bed to enact your every wish and a Ruark Bluetooth alarm radio is there if you need to be awoken from your dreams.

Bell Room: This boasts tremendous views of Muncaster fell and the garden. Lay in bed and watch the light play on the fells opposite. The double bed has a sprung memory foam mattress. It sits under the original bell tower complete with working bell. A leather Stokke Peel Chair and footstool are in the reading corner.

Scandinavian Room: The Scandinavian Room is the largest. It has a king-size oak bed with Tempur Cloud mattress. It has views from the bed across the fields to Birker Fell. It is furnished with a 60’s twist and sumptuous fabrics.

There are two bathrooms upstairs. The larger of the two has a walk in rain shower and a separate bath where you can relax in the bubbles whilst watching TV. The smaller bathroom has a chromotherapy shower. Both have WCs. An additional WC is available in the utility downstairs. We are proud to have sourced your toiletries locally.

Outside the main house is the Garden Room,  with a king-size bedroom with en-suite shower, WC and sink. The Garden Room has French doors and views across the valley.

The house is surrounded by lovely mature gardens with several places to sit and admire the views to the fells. To the rear we have a granite escarpment. Nestled into this is an outside bath (oval shaped and suitable for two people maximum) on a decked area with lighting.

The garden is home to a family of slow worms. You may be lucky enough to see them. They are an endangered species and harmless. They are not snakes. They have lived here longer than we have and we ask that you respect them.

On those balmy summer evenings why not make use of the Weber BBQ and settle around the fire pit and watch the sun set over the Irish Sea bathing the fells in a rich red glow?

The graveled parking area to the side of the house is suitable for two cars. The driveway has a steep initial access and we recommend approaching slowly especially in cars with a low clearance. Reversing onto the drive allows for ease of exit.

Over the last 12 months we have stayed here on three occasions, each time for a week. It has never disappointed. The property is absolutely beautiful in every respect. There are low level walks as well as access to the highest fells and some in between! So many interesting things to do. A lot of care has been put into this property, a high level of cleanliness and every concievable item you could want. The piano being in tune was appreciated as a player myself, also guitars which I also play were a nice touch, albeit I brought my own. I never felt drawn to use the outdoor bath myself as it's overlooked by a house and I'm a hottubRead more kinda guy. There are no twin room setup so if you have young kids this might be a challange as we found. I would say that there's a massive downside to this property and it's not to be taken lightly, the road sits right in front of the property and is VERY active and VERY noisey and tractors and pickup trucks race up and down it from 6am at alarming speeds. So although it does appear to be a restful/peacful get away, it isn't. Also walking to the little postoffice/shop near by, or the local eatery (Bower House In, which was great btw) is a game of dogems with vehicles, there are NO pavements. There is also not many places to go or visit, you have the Mill close by, the waterfall and Muncastor Castle wish IS worth a visit (you can shoot arrows through axe's) but we are used to being more central ie Backbarrow which is great for being 20 mins in a car from many hotspots. This is a splendid cottage in a beautiful setting. It is furnished and equipped to a high standard, and our stay was very warm and comfortable. This was especially welcome given the February weather!

Had a wonderful stay at Kirkbank - wished we could have stayed longer. This cottage has everything - high standard modern conveniences, fully equipped kitchen, coffee machine, everywhere spotlessly clean, spacious bedrooms with comfortable beds, lovely toiletries in all bathrooms, . Great place to stay - beautiful, clean and had everything we needed. The children loved the outdoor bath, the colour changing lights and being able to see the steam train going past from the window. I particularly enjoyed the view from just beyond the railway bridge (just in front of the house). This is an absolute stunning property in every respect. Others have mentioned access and egress off the drive. The position in the valley is perfect. Plenty of walking choices. Low level and higher of course. The scenery and serenity are good for the soul! Enjoy!

Kirkbank is a beautiful cottage with all modern conveniences. It has been renovated to a high standard and is spotlessly clean. Everything we could possibly need was provided for including an amazingly well equipped kitchen with local tea, coffee and cake as well as fabulous toiletries from Cumbria in all of the bathrooms. The cottage was stunning, extremely well equipped and fitted out to an extremely high standard. The views were beautiful and it was lovely to be able to see the steam trains at the bottom of the field. The village is in a more remote area of the lake district which may not suit some, but it was extremely tranquil and peaceful. Don't need to say too much other than the cottage was superb, spotlessly clean, spacious, comfortable beautifully appointed with a high standard of fixtures and fittings, instant hot water, lovely showers. Just a cracking place to stay.

We loved staying in the cottage. It was very well equipped., clean and nicely decorated. It has everything you need and is situated in a very good location for exploring the western Lake District. The grump piano made it a very special experience for me as a piano player. We would recommend this cottage without any hesitation.

Beautiful cottage, lots of modern conveniences, had absolutely everything provided that we needed. More secluded than some other properties in the Lake District, ideal for exploring some of the less well known areas.
