Gaze out across the water from this splendid holiday home in the Lake District. Set within a wing of a former grand country home, the exceptional retreat benefits from commanding views thanks to its enviable position in Grasmere. The four-bedroom property sleeps eight guests and a dog, and could be perfect for two families or even a group of friends. Enjoy your proximity to the shops and eateries of Grasmere, as well as those of Ambleside, about 4.5 miles away. Spend days out on the shores of Lake Windermere, about 5 miles from the house.

Step into this imposing property, leave your outerwear in the boot room, and make your way into the lounge, with its picture windows that draw the vistas right inside. Stoke up the wood burner on chilly days and find a film to enjoy together on the Smart TV. Prepare hearty feasts through in the kitchen/diner or perch at the breakfast bar with a cup of tea and a slice of Grasmere gingerbread. Serve up in style in the dining room. You also have a dishwasher, washing machine and everything else you need to make this a comfortable stay. There is one family shower room at this level and another up the impressive staircase, on the first floor. A king-size bedroom and an en-suite shower room, a bunk bedroom for children, and two double rooms are also here. Outside, soak up the sunshine and the views out in your private seating area. You also have parking for three cars.

Head into Ambleside to browse in the shops and dine out in a pub or restaurant serving meals cooked with fresh, local produce. Take a carriage or walk the 1 mile down to Windermere to board a launch that will take you out on the magnificent lake.

Apart from the safety issue raised above we were wholly satisfied with the property. It is extremely spacious, beautifully appointed and well equipped. It was spotlessly clean when we arrived and very comfortable. We appreciated the generous welcome pack. The views from the drawing room and master bedroom are stunning. We had a wonderful stay at East House. We were a group of eight women who were visiting for wild swimming and hiking. The house was the perfect layout, with a huge living room with fire and big dining table to sit around for meals. And what a view, honestly it was incredible. What a wonderful place. The view accross the lake from the living room & main bedroom is just fabulous. Very comfortable living space & bedrooms. Very well stocked kitchen, a welcome pack of tea bags, ground coffee, marmalade & chocs. There is Wood for the fire & it's Very clean & warm. 5/10 minute walk into Grasmere. Loved the location about a 5-7 Min walk into the west side of town. Views of the lake were beautiful. The garden access is steep and small so not really usable, but there is a bench and the table up against the building that can be used. Fabulously comfortable house! The rooms are much larger than they appear in the photo. A very large kitchen too! The beds are very comfortable and the bathrooms were all spectacularly clean. It is within perfect walking distance to Grasmere too. Make sure to bring extra soap for each bathroom though as we ran low since we were there for 6 days.

We really enjoyed our stay at East House, and the location was excellent! The views from the bay window are just stunning and we had such a peaceful holiday - it felt like a home. We appreciated the goodies on arrival too, and this was a lovely touch. We do recommend bringing everything needed for self-catering, including oil and seasoning, as we hRead moread to buy these at the local shop. In addition the water pressure is awful and I had to have baths to get soap out my long hair . The bedroom furniture is very old fashioned and not premium . Only 1 hair dryer for 4 bedrooms. Kitchen has no cake mixer or liquidiser and no coffee maker. Very basic and old crockery . Views lovely but house is unloved. Owner clearly never stays here !

Amazing view from the house especially with our stay being during a period of snow! A postcard view! Great walks from immediately outside the property driveway with the lower level Grasmere and Rydal lakes being the most appropriate considering the weather.
