The spacious family home benefits from a quiet location, yet is less than 1 mile from the picturesque village of Hawkshead, with its cosy inns and independent shops. There are some fabulous countryside walks from the property, and you’ll also be within 5 miles of Windermere and Coniston Water. Sleeping eight guests, the holiday home is ideal for family gatherings and reunions with friends. The spacious property has an open-plan layout, providing ample room for both socialising and relaxation. Outside, there’s a delightful enclosed patio for al fresco dining.

The bright property is flooded with natural light, thanks to large picture windows looking out over the Esthwaite Valley. The accommodation is decorated in a contemporary style, with chic furniture and cool tones creating a calm atmosphere. Enjoy quality time together in the large lounge/kitchen/diner, where comfortable seating is arranged around a wood burner and there’s a large dining table to seat all eight guests. Three of the bedrooms are located on this floor – a king-size, double, and bunk bedroom – and a further double can be found on the lower ground floor. The enclosed patio is perfect for four-legged guests and is a lovely spot to unwind with a glass of wine at the end of an action-packed day.

Grizedale Forest (3 miles) makes a great family day out. Follow the woodland trails amongst the trees, looking out for the fascinating outdoor artwork and sculptures, or test your head for heights on the zip wires and high ropes at Go Ape. The Esthwaite Valley was loved by Beatrix Potter, and many of her books and characters are based on her experiences in the area. At National Trust – Hill Top (2.5 miles) you can potter around her former farmhouse, which has been preserved as it would have been when she lived there.

Good holiday home, warm, practical and well equipped. Sits on a narrow single drive so have to do some careful turning round on leaving/entering property. Lovely short stroll to Hawkshead village with beautiful valley views. Good pubs/restaurant available. Read reviews for the Kings Arms (very small plates but delicious food). Apart from the oRead morebvious walking and lake cruises etc, excellent rainy day options nearby include Brantwood house with super mineral collection, garden and views of Coniston, Beatrix Potters home, the superb Classic Car/bike Motor museum and the Victorian Bobbin Mill/factory where a tour will give a machine operation demo. Plenty to do whatever the weather. Good shopping in Ambleside, check out the chocolate shops....made on the premises! Hide

This is a very nice property in a good location, within about a 10 mins walk of Hawkshead. It has plenty of space inside. It is clean and very comfortable. We particularly enjoyed the views from the large picture window towards the lake. The patio area is disappointing however as it has been neglected and the garden furniture needs replacing.

Fabulous hillside views from the dinning/lounge. A great entertainment space for us adult nieces, nephews and aunts to walk from. Parking would be tricky for estate size cars as the lane is narrow and the neighbour very particular about you not touching his boundary fences.

Great location of cottage in the Lakes for walks or visiting various attractions. The house was comfortable in a quiet location. The TV isnt SMART (so basic channels) and there is a DVD player if important for your stay. Helpful to have a few bathrooms.

Lovely property in excellent location. Lovely walk into Hawkshead (about 15-20 mins) over the fields. The only slight problem was finding the property when we arrived, so more detailed directions would have been helpful. Thoroughly enjoyed our weekend there & would recommend.
