Set in an elevated position in the heart of the Lake District, this 17th-century characterful barn sleeps four guests. It’s perfect for a family or two couples who want to explore everything the area has to offer, such as Lake Windermere and Scafell Pike.

Situated on the ground floor, you will enter this comfortable accommodation through the porch where you can leave your coats and boots. Fire up the wood burner and enjoy a cosy evening in, watching films, playing games or planning the rest of the trip ahead. A well-equipped kitchen, practical utility room, and dining area have plenty of amenities for cooking, cleaning and eating together. Choose from one of two bedrooms, one of which is en-suite, and the other across the hall from a family bathroom. Outside is a spacious south-facing garden with a patio and lawn. Take a seat, dine alfresco and enjoy the far-reaching views across the valley.

1.5 miles away is the village of Outgate, which has a shop and pub/restaurant. Head further afield to Ambleside (4.5 miles), a bustling tourist town with loads to explore right on the tip of Lake Windermere. From here, take a cruise along the lake which offers a hop-on, hop-off service stopping at Brockhole, Bowness and Lakeside Pier. Try out stand up paddleboarding, kayaking or rowing on Windermere or Coniston Water (4 miles) in the shadow of the surrounding mountains. Visit World of Beatrix Potter (9.5 miles) and find out more about the children’s author, or discover some history at the National Trust’s Wray Castle (3 miles), a magnificent Victorian neo-gothic building.

We love the Old Barn and highly recommend. This was our second visit. The property is good value for money and in a superb location for exploring the Lakes and Fells. It is very peaceful and far enough away from the tourist hotspots. Beautiful Hawkeshead is walking distance with several pubs and restaurants, a small co-op and other shops. The ERead moreV charger and drying cupboard are an added bonus though the sunshine this week meant we didn't need to use the drier this time. The furnishings are fairly basic but it is clean and comfortable and perfectly adequate for a family of four to stay for a week. Tip 1: Get a food delivery. The nearest big supermarket is in Kendal which is a 30 minute drive or longer when there is heavy traffic around Windemere. Tip 2: Ease off the accelerator and be prepared to reverse. The lanes are narrow, particularly around Outgate, but there are plenty of passing places. Hide

The cottage is in a lovely location and is value for money. Water pressure coming through the en-suite and main bathroom showers is low. Having said that we enjoyed our stay very much and will definitely be back!!!!

A warm, spacious bungalow, in a very peaceful location, yet just a few minutes drive from many walks and activities for all ages and abilities, Lakes Windermere and Coniston, the towns of Ambleside and Coniston, and the attractive village of Hawkshead.

The cottage is situated within easy reach of popular destinations in the Lake District but nicely positioned in a quiet location . It was comfortable , warm and plenty of hot water . But like previous comments , we felt it was definitely in need of some t.l.c. . In particular the showers were very poor and needed changing . We appreciated the smallRead more garden and with the gate being closed were able to let our cocker spaniel run free . Old Barn is in an amazing position. Beautiful views and a secure garden for our 2 labradors. The pub is quite a walk along a muddy path beside a winding road. Bring boots and a torch! We hope to return again to this beautiful part of the country

Fantastic location. Very spacious cottage. Loved the log burner. Cottage would benefit from being updated. Lacks basic utensils; no small knives eg vegetable knife, no fish slice, no hand whisk. Only 3 dishwasher tablets provided and not enough crockery to only use the dishwasher 3 times. Only two wine glasses provided! No heating in the batRead morehrooms; towel radiators did not provide any heat. Poor water pressure: both showers cannot be used simultaneously or water turns to a trickle, and if someone flushes the toilet, the water turns off! The drying cabinet was a great feature. The utility room would benefit from some form of flooring eg lino. There is no wash basket, no washing up bowl and no plug for the sink in the utility room. The large porch area is unheated, therefore, condensation forms and drips, so be warned if you leave boots/coats/rucksacks in there. A shoe rack in the kitchen would be useful for drying boots. Pillows on the single beds are adequate, but for the king size bed the pillows are very thin. Hide

This is a lovely peaceful retreat with reasonable facilities. The double bed is probably the best we have slept in. No problems getting off each night. On the down side it does need some tlc such as shower upgrades, cooker hob upgrade, the tv although smart had no internet connection so streaming was not possible although the freesat was very good Read moreand the dvd player was good. A stand alone music centre appeared to be duff. The parking is private but tight and the access road is narrow and blind. Hide

The cottage is somewhat dated and in need of an update. Given how wet it was during our stay, the drying cabinet was an excellent asset. However the TV is outdated and has very limited smart functionality - disappointing. The kitchen was functional but a number of utensils needed washing before use. Heating and hot water were satisfactory and the bRead moreed was comfortable. As mentioned by others, access is tricky. The gate being very narrow and manoeuvring space tight. Lovely week here. Good size for 4 adults & a large dog. Porch & utility room are very useful. Inside does need some care & attention, we feel that it wouldn't take much to make this a 4 star property. The ensuite needs retiling as there are cracked tiles. We were able to use the shower midweek once the drain was unblocked. Nice back garden which leRead moreads into front garden but unfortunately we didn't feel the garden was secure enough to let the dog off the lead. Great location. Hide

Pleasant location connected to Hawkshead via walks or single track road. Not too busy. Car parking spacing ok but bit tricking manoeuvring through main gate. Single story barn conversion with clan living room and dining room. Tv ok but limited to freeview. Kitchen sizeable with wooden board floor usable but in real need of updating units and butt bRead moreoards. Lovely, cosy property in a gorgeous location. We enjoyed the wood burner in the evenings (especially our dog) whilst it was snowing and freezing cold outside. We walked through the fields down to Hawkshead and had a delicious meal at the Queens Head pub. Its a good location to be based at. Its a short drive to get to Grasmere and Ambleside. Great location, great equipment, clothes dryer was really useful. We were lucky that there was no one staying next door while we were there as the driveway is shared so dogs can roam between the 2 properties, although it is enclosed. Our guy enjoyed having free reign!

Old Barn was a lovely place to stay and well equipped for 4 people. Nice to have a second bathroom. Drying cabinet was a plus. Central heating worked well and meant it was warm and cosy in the evenings - we couldn't get the log fire to light, possibly because we didn't have any kindling. Property looks tired. All mod cons but little things let it down. Access is not easy on very narrow lane, especially at night, and a gate to open before you can get to parking space.

Enjoyed our stay at the cottage which was comfortable and pretty well equipped. Location is fairly remote with a single track road leading to the property - with only a few passing areas - unfortunate if you meet a lorry or tractor.
