Derwentwater is a short walk from the house: explore the footpaths along the lakeshore or head into the woods by the Lingholm Estate, once a holiday residence of Beatrix Potter, now a delightful cafe with walled garden. For those wishing to get on the water, Derwentwater's two marinas are within easy walking distance. Popular Catbells is a must and the view from the top is certainly worth the scramble. For a longer day out on the fell tops, why not head up Causey Pike or tackle the Coledale Horseshoe? The village has a friendly pub and a fantastic cafe, perfect for some refreshments after all that exercise!
The bustling market town of Keswick is just a five-minute drive or an easy 20-minute walk away. With a good selection of outdoor and independent shops, indulge in some retail therapy. A trip to the Keswick Museum and Art Gallery is a must for anyone with an interest in local history, or opt for a game of crazy golf or pitch and putt in the park. Treat yourselves to an evening out; take in a film at the family-owned cinema or take in a show at the renowned Theatre by the Lake. If you fancy heading slightly further afield, why not take a scenic drive through the Lakes to Grasmere, another charming Lakeland village that's certainly worth a visit?

Prop up the breakfast bar at the end of the stylish island unit or take a seat on the comfy sofa and relax with a cuppa while watching the light changing on the slopes of Skiddaw. A fantastic extending dining table is perfect for convivial mealtimes; compare notes on the day's events over a hearty homecooked meal or spread out your maps and guidebooks and plan tomorrow's adventures.
Off the kitchen is a handy utility area with a useful washing machine and a clothes airer hanging from the ceiling. The ground floor benefits from underfloor heating throughout, so it's a great spot for drying wet coats and boots.
At the front of the cottage is the lovely living room with a large bay window letting in plenty of light. The two-seater and three-seater sofas are positioned around the wood burner, perfect for cosy evenings in in front of the fire. There's a large Smart TV for entertainment too.
Also on the ground floor is the beautiful family bathroom. As well as the expected WC and washbasin, there's a large modern walk-in shower enclosure with drencher shower head and a smaller handheld shower too. The large free-standing bath is a real treat, perfect for soothing muscles tired from walking.
Off the light-filled, spacious landing on the first floor are the three wonderful bedrooms. The first bedroom you come to has a king-size bed with a feature yellow headboard. Light, bright and airy thanks to the large bay window to the front, there are wonderful views towards the fells and Derwentwater. Indulge in a long lie in and enjoy the view with your morning cuppa - you are on holiday after all! Behind the bed is some handy hidden hanging storage and there's also a useful tall chest of drawers, as well as a lovely dressing table and stool.
The next bedroom is a twin room and is no less lovely than the first. There’s a feature royal blue headboard and the views this time are over the rear of the cottage towards Skiddaw and the River Derwent. The wardrobe with drawers provides plenty of storage and this room also has a dressing table and stool. This room contains twin zip-and-link beds that can also be made up as a super-king on request. Last but by no means least is the lovely double bedroom, this time with a soft green headboard. Another bright room with a wonderful view towards the magnificent Skiddaw range. There are handy hooks for hanging storage as well as a useful large chest of drawers and bedside tables. Hairdryers are provided in all bedrooms with luxury Egyptian cotton bedding and towels.
There's also a modern shower room on the first floor, with stylish herringbone wall tiles and a quirky sunburst-effect flooring. This shower room has a WC, washbasin and a shower enclosure that has a fantastic large waterfall showerhead and a separate handheld shower too.
As well as a driveway providing off-road parking for two/three cars, to the front of the cottage is a garden area. With comfortable sofas and a stunning view towards Catbells and Causey Pike, it's a lovely spot to sit and unlace your boots after a day out on the fells! At the rear of the cottage is another lovely garden area, accessed via feature sliding doors from the kitchen. The wooden decking has garden furniture, perfect for al fresco dining or a BBQ, and the enclosed lawn area is ideal if you're bringing a dog. Muddy paws/wheels/boots are well catered for as there is a thermostatically controlled outside tap with shower attachment by the shed and clean drying towels provided in the utility. There's also a wooden shed that's available for storing bikes (please remember to bring your own secure bike locks) - ideal if you like to get out and about on two wheels.
