This superb luxury property (Visit England 4 Star Gold rated) is set high on the hills above Matterdale, in the foothills of Helvellyn. Offering beautiful views across the valley to High Street, this is a peaceful, indulgent Lake District retreat where the owners have thought of every detail to make your stay relaxing and enjoyable. With three well-appointed en-suite bedrooms, a welcoming spacious lounge with wood burner, a smart kitchen/diner, patio, and enclosed garden, this cottage will continue to be a favourite for many years to come.

Those wanting easy access to the hills will love the location of the accommodation, while cycle enthusiasts can head out on the old coach road that leads to St John's in the Vale and onto Thirlmere or Threlkeld and Keswick. Wildlife lovers, too, are in for a treat, with buzzards soaring high over head and red deer running wild on the hill. Or perhaps you fancy taking to the water? Ullswater, queen of the English Lakes, can be reached via a beautiful walk alongside Aira Force. The lake is just waiting to be explored by canoe, under sail or on one of the fleet of heritage steamers. At the end of the busy day, a mile's walk down the lane will take you to the local pub, while shops at Troutbeck and Glenridding provide the essentials.

From the parking space, several steps lead down and around the side of the cottage to the front door. You may need to stop here for a moment when you first see the breathtaking view that is visible from all rooms in the house.

Enter into this classic stone-built cottage and be amazed by the beauty it holds! The large lounge features a gorgeous wood burner,TV, DVD and CD players, and oak floors and beams. Three windows look out over the garden and onto the fells - the perfect view to take in whilst enjoying the comfy sofas and chairs! Also on the ground floor is the spacious kitchen/diner featuring slate floors with underfloor heating, oven and grill, microwave, built-in fridge/freezer, four-ring induction hob, washer dryer, DAB radio/bluetooth and contemporary units that are offset with fabulous quartz kitchen tops. The farmhouse table is the ideal spot for a hearty breakfast, to plan your day, and to share a delicious dinner in the evenings.

Heading upstairs you will find three welcoming bedrooms, each tastefully decorated with beautiful views across the valley. All are en-suite with underfloor heating, heated towel rail, LED mirror and finished in beautiful limestone. The first bedroom offers a king-size bed and an en-suite shower room with shower and WC. The second bedroom is also king-size. The en-suite has a large double-ended bath with shower attachment, and WC. You can also enjoy mountain views from the bath! The third bedroom offers twin beds but can be made up as a super-king size upon request (please request at the time of booking). It also has a shower room with shower and corner WC.

Outside, this lovely cottage reveals even more fabulous features. The enclosed garden has a patio with picnic table and a lawned garden with more great views down the valley towards Ullswater, Gowbarrow and across to High Street. There is private off-road parking for two cars.

This was our second stay at this delightful cottage and it was every bit as good as I had remembered. The location is fabulous and the cottage is very well equipped. The lounge is a great size and has plenty of seating for 6 people and the 3 bathrooms is a real winner. We will be back

The cottage is beautify renovated and the owners have considered everything, the home was very warm and when needed the underfloor heating in key areas was welcome with the added benefit of a nice wood burner which made the nights even more cosy. The Royal hotel staff were very friendly and the food was excellent. Location is slightly out of the waRead morey from Keswick. however their is a farm shop not far and on route we frequently saw deer roaming in the fields.. I would rate the cottage Perfect and we would defiantly return. Hide

Gorgeous building in a lovely location although cleaning isnt the best. Spacious downstairs with plenty of seating. Nice log burner. Fabulous views and secure garden. Path to the parking area isnt for the less mobile, a sloping path with steps. Dangerous in wet weather. Needs general maintenance to justify the price.
