This beautiful 17th-century cottage is in a cluster of 400-year-old houses and barns, right in the centre of Troutbeck. Sleeping six guests, it has been sympathetically restored and furnished to provide luxury accommodation while retaining a cottage feel in a rural setting. It provides generously proportioned accommodation with exposed beams, an open fire, oak flooring and a slate kitchen.

Troutbeck is a charming village enjoying an elevated position a couple of miles outside of Windermere. The village has a shop, cafe and two popular pubs, all of which are just a short stroll from the property. There are a wealth of footpaths and bridleways to explore straight from the front door and plenty of great fell walking opportunities too. Head up Wansfell Pike, a deservedly popular walk thanks to the stunning views on offer. Why not take a scenic drive up Kirkstone Pass, the Lake District's highest pass that's open to motor traffic? Enjoy the amazing vistas from Troutbeck all the way to the Ullswater Valley at the other side. If you prefer exploring on two wheels, the Kirkstone Pass Inn at the top of the climb will be a very welcome sight!

Head south from Troutbeck into Windermere for some retail therapy and a great selection of cafes, bars and restaurants. East from Troutbeck is charming Ambleside, a bustling village with plenty on offer. Continue on to Grasmere, once home to William Wordsworth. Visit his former home at Dove Cottage, a must for any poetry fans, before treating yourselves to a yummy afternoon tea at the aptly named Daffodil Hotel over the road. A day spent in the stunning Langdale Valley is never a day wasted; take a walk to picturesque Blea Tarn or head up Lingmoor Fell for panoramic views of The Lakes. Stop off at one of the traditional pubs on your way back for a hearty meal and refreshing drink.

Head inside and into the main living room. With original beams, built-in cupboards and wooden floorboards, this spacious room feels wonderfully cosy and welcoming. Relax in front of the open fire or perch on the window seat, the perfect place to catch up with a good book - if you don't get distracted by the view over the delightful garden that is! For entertainment there's a Smart TV, handily tucked away in one of the built in cupboards. A cosy second sitting room means there's plenty of space for everyone to relax. There's another Smart TV in here, or simply enjoy a quiet moment away from the stresses of everyday life.

At the back of the house is the well-equipped kitchen with an electric oven, modern induction hob, microwave, two larder fridges, a freezer and dishwasher. It's sure to be a hit with the cooks in the group!

The kitchen opens out into the dining room, once home to the farm's laundry. There's plenty of clues to the house's history in here, from the vaulted ceiling to the wooden beams and lintels. Now the perfect place for feasting, gather round the wooden dining table and compare notes on the day's adventures over a hearty home-cooked meal. A washer/dryer can also be found in the kitchen. There is a large covered porch area and entrance hall, ideal for storing muddy boots and wet coats. A high chair is kept in the dining room - the seat is in the sideboard and the legs are in the cupboard to the left of the sideboard.

Continue up to the first floor where you'll find the luxurious sleeping quarters. First up is the beautiful master bedroom. You'll feel instantly at home in here thanks to the fabulous king-size bed and pretty feature fireplace. For storage there's a wooden chest of drawers and wardrobe. This bedroom has its own fabulous en-suite bathroom: along with the WC and wash basin is a gorgeous free-standing cast iron bath, perfect for indulging in a long, luxurious soak. The other two bedrooms are just as lovely. The middle bedroom has a king-size bed, bedside drawers and a wardrobe (a travel cot and separate mattress are kept in this wardrobe). The third, a twin bedroom, also benefits from an en-suite WC and wash basin tucked away in what was once the linen cupboard. Should you need it, this bedroom can also be made up as a super-king upon request. The beautiful family bathroom can also be found on the first floor. In here there's a WC, wash basin and bath with shower over.

Outside there is private parking for two cars at the rear of the house. At the front a delightful enclosed cottage garden matches perfectly with the house: a special place to enjoy your beautiful surroundings. With outdoor furniture, you can choose to dine alfresco or sit and watch the comings and goings of the birds and wildlife who also love to visit this property.

Lovely cottage with many period details very well renovated. Very clean, well equiped and comfortable. Great location for walks from the door as well as many a short drive away. 10 minute walk to the Mortal Man and probably 15-20 to the Queens Head. The car access is tight but we had room to turn if we went in front first. Low clearance cars or verRead morey wide cars may struggle. We had a lovely week. Hide

One of the nicest cottages I've stayed in. Loads of character, tastefully decorated and well equipped. Location is quiet and picturesque.

Absolutely stunning. Brilliant location, everything in the cottage is beautiful and its a very special place to have a holiday in. Great walks from the front door up wansfell pike and onto the tongue in the troutbeck valley.

Our second visit to this superb cosy and well equipped cottage. It has plenty of games and toys to keep all the grandchildren amused! The kitchen is well equipped, although the dishwasher is small. Very clean and in a lovely position for plenty of walks around Troutbeck and beyond. The neighbours chickens are fun! PO cafe across the road has a seleRead morection of delicious home cooked food. We had a very relaxing time at Birkett House. Did some lovely walks direct from the cottage and visited two good pubs, again within walking distance. The cottage is very cosy with a lovely garden when we wanted to sit outside and lots of comfy sofa when we didn't. Overall the cottage is very well looked after with in character decoration. Lovely clean and well equipped cottage in quiet location. Very pretty private garden but limited views. Driveway exit could be a problem for some cars.

This is a wonderfully comfortable cottage in a beautiful quiet village with easy access to Windermere, a shop literally over the road, a pub in 15 minute walking distance and several lovely walks from the door. Well equipped with kitchen equipment, games, books and toys to entertain small children. Perfect.

We had a wonderful stay at Birkett House, despite a week of mainly very wet weather. The cottage was beautifully furnished and decorated for Christmas. The bedrooms were all lovely and the kitchen exceptionally well equipped. It's a delightful place to stay with six people, and great to have the space for everyone to gather together in comfort. We Read moreenjoyed the walks from the house. Plan to revisit in the warmer months to enjoy the garden! Car parking fine but tuck in wing mirrors at the gate! Hide
