A delightful cottage, with a pretty garden and views out towards the fells, perfect for a couple, and just under 1 mile from the centre of Keswick and 1.5 miles from Derwentwater.

Situated in the beautiful market town of Keswick, this historic property is perfectly designed for two. Each of the three rooms leads on to the other so everything is conveniently to hand. The rooms are spacious and light with views to the fell. Exposed roof timbers in the vaulted main living room give it a real character that is all its own. The cottage is well equipped throughout; combine this with the practical layout and its welcoming feel and you cannot fail to have a wonderfully relaxing stay.

The property is located on the eastern edge of Keswick a short walk from a traditional pub and within easy access to Keswick town centre on or off road. Walk from the door or jump in the car, this lovely holiday property location right on the A591 means you are quickly out of Keswick and on your way. Keswick is a bustling market town, hub of the northern Lake District and home to a wide variety of shops, eateries and tourist attractions. Derwentwater is the jewel in Keswick’s crown offering beautiful views whether you are on the shore, sailing its waters or climbing the surrounding fells. Keswick is all about the outdoors but also provides opportunities for those in search of a more cultural experience; why not take in a show at The Theatre by the Lake followed by a meal in their lake view restaurant or visit the traditional family run cinema to see a film followed by fish and chips in the market square.

This area of the northern Lake District is a mecca for walkers with a huge number and variety of walks from serious fell walks to short lakeside ambles, everyone is catered for here. Wander up to the beautiful and mysterious 5000 year old Castlerigg Stone Circle which offers wonderful views of the surrounding fells. For a bigger challenge take on climbing Skiddaw, one of only four fells in the Lake District over 3000feet; weather-permitting your effort will be rewarded with panoramic views of the Lake District and right across to Scotland. There is plenty to do within the Keswick area but if you want a change of scene then Grasmere, home to Wordsworth, is an easy drive or continue on to bustling Ambleside. A more adventurous drive can take you over Newlands Pass to Buttermere.

This lovely holiday property is a perfectly formed retreat for two on the outskirts of Keswick, hub of the northern Lake District. It was built in 1865 by Dowthwaite Estate as a coachman's flat to serve Dowthwaite House, with the coaches housed beneath in what is now the garage. It has been beautifully renovated to combine traditional features with comfort and practicality. It has such a welcoming atmosphere that you will not fail to feel instantly at home. Plenty of windows make for light bright rooms yet it has a cosy feel, inviting you to stay and spend time relaxing here. There are views to Latrigg from the living room and Grisedale Pike from the bedroom to entice you out on the fells. Sleeping two people in a king-size bed, it is ideal for couples wanting a well-located base for exploring the area.

Parking for the cottage is on the driveway in front of the garage which contains a tumble dryer and a large freezer. A flight of stone steps lead up the outside of the property into the garden and as you round the corner you see the cottage hunkered down perfectly into the garden with the half glass door inviting you in. The front door leads into a small hallway with cupboard for hanging coats. From here a door to the left leads into the bedroom or a door to the right leads into the living room and kitchen.

Turning through the right-hand door you find the living room with kitchen, dining and seating areas. It is spacious and well designed, a vaulted ceiling with exposed timber beams show the age of the property and give it a unique character. There is wood flooring throughout with a rug in the living area to make the room feel cosy; the variety of paintings on the wall also help to complete the lovely feel which is cosy and practical. Directly in front of the door is a smart well laid out U-shaped fitted kitchen with colourful tiled splashback is tucked into one end of room. The kitchen is well equipped including a fridge/freezer, microwave, dishwasher, induction hob and oven. There is still room for plenty of cupboards containing all you need to prepare a tasty meal and store your supplies. You will find a welcome basket awaiting you on the worktop including bread, milk, wine and biscuits. Everything in the cottage has been well thought out, right down to the tea making things being above the kettle - perfect!

There is a dining table with two chairs in the tucked corner of the room on the left and the cupboard on the back of the kitchen units houses a washing machine and a full set of beautiful Portmerion crockery for dining in style -whether it is home cooked, microwaved or takeaway.

The rest of the space makes a comfortable sitting room with two seater sofa bed and separate armchair plus a coffee table for resting the all-important cup of tea or glass of wine or both! A chest of drawers in the corner contains up to date tourist information whilst on the top is a music player and a good range of maps and guide books supplied by the owner for your use. There is a TV and DVD player with satellite TV and jigsaws in the cupboard plus books and DVDs on the windowsills for rainy day entertainment or snug evenings in. Windows on two sides, plus a skylight, make it a lovely bright room with views of the garden and up to Latrigg.

A door leads out of the living room to the left into a spacious, fully tiled bathroom with bath and separate shower cubicle with electric shower. Some toiletries are provided and the heated towel rail means lovely snuggly towels when you've finished your soak!

A second door out of the left of the bathroom leads into the cosy carpeted bedroom - which is just as good as having an en-suite! The bedroom has a triple glazed window looking out across slate rooftops to Grisedale Pike and Whinlatter. The king-size bed has a pocket sprung mattress, bed side tables with lamps and a clock radio. A dressing table with chair and a mirror above, three drawers and a wardrobe for hanging clothes completes the furniture. Be sure not to miss the art on the wall - the red kite and sunbird paintings were done by the cottage owner! The bedroom does overlook the A591 below, but the triple glazed window means that traffic noise should not interrupt your sleep. A door on the left of the bedroom leads back into the hall to complete the circuit, no getting lost here!

The garden wraps round two sides of the cottage, surrounded by shrubs and trees it is private and secluded. A table and chairs for two is ideal for eating al fresco or just enjoying a morning cuppa or evening tipple with glimpses of the fells through the trees. The small lawn area at the back of the house has views up to Latrigg.

The cottage was ideal for the two of us, and Pat was one hand to sort us out when we needed her. We did struggle to find the cottage when we first arrived, but holiday cottages was easily contactable to help. The cottage has excellent access to transport links around the lakes so no need to use the car.

Lovely compact and cosy cottage with off road parking at the property. Very clean and comfortable, equipped with everything we needed. Lovely welcome pack and lots of helpful information from the owner. Ideally situated to walk into Keswick and it was a lovely walk along the old railway cycle path which was mostly flat and tarmacked.

the accommodation was excellent, lovely views, the host was most helpful and the 'get you in' pack waiting was totally unexpected and very much appreciated. the information packs were very welcome to work round the TV/DVD/Oven etc, other than the DVD had been replaced and didn't find the details, but was easy to figure out. the only small sticking Read morepoint was how close it was to the main road and the traffic noise. but this was only really noticeable in the day and i was normally out. Absolutely the most perfect holiday cottage. It is beautiful. Ideally located. Approximately 5 mins walk to the nearest pub, Twy Dogs, and about 15 to 20 mins walk into town. Keswick is stunning but when you get a beautiful cottage booked aswell then that just makes it perfect. Thank you Pat...

It was a nice accommodation to come back to with a good shower and comfortable bed. The cooking facilities were fine and the living area too was comfortable.

Very well-provisioned accommodation, with great attention to detail and lovely new kitchen and bathroom. The road is a bit busy, so getting off the drive could be a bit tricky. Good location to walk into town along the lovely rail path. Very helpful owner with good recommendations. The welcome pack was a lovely touch.

A really cosy and comfortable one bedroomed cottage with a bus stop almost outside the door for easy access to Keswick or surrounding towns such as Grasmere and Windermere.
