With its large gardens, private woodland and spectacular views of Skiddaw, this is the ideal setting for families to enjoy quality time together whilst enjoying activities such as fell-walking, canoeing or climbing.

This alluring holiday property is set in the heart of the Newlands Valley and has stunning views over Skiddaw, Barrow, Catbells and Causey Pike. Originally a corn mill, this wonderful holiday cottage stands amongst two acres of gardens and woodlands. There are bright and airy rooms with living areas arranged on the first floor to make the most of the glorious views.

Newlands Valley is the picture-perfect valley where Beatrix Potter wrote many of her tales. The mountain scenery is inspiring and the fell walking here is second to none. For those wishing to cycle, then the testing Newlands Pass is on the doorstep, as well as Whinlatter and Honister for the brave. Walkers can easily access Catbells, Barrow and Causey Pike directly from the cottage. Whinlatter Forest Park is just 4 miles away and has a Go Ape! high-wire course, a zip line adventure and miles of trails and footpaths for a leisurely stroll or an adventurous hike.

The nearest pub is 0.5 miles away, serving homemade food and Lakeland ales. The beer garden is the perfect spot to watch the sun set. Keswick is only 4 miles away by car (3 miles on foot) offering a wide selection of pubs, attractions, cafes and shops.

The property has a long entrance hallway into the cottage with hanging space for outdoor clothing.

There are two bedrooms on the ground floor, a double and a twin, both of which have views of the Newlands Valley and Robinson Fell. There is a separate utility room available outside in the shed, equipped with a washer, dryer, ironing facilities and a BBQ.

Upstairs is the open-plan kitchen, dining and sitting room with superb views. The kitchen is equipped with a dishwasher, microwave, electric oven and hob and a large freestanding fridge and freezer. The open-plan sitting room is on the first floor to take advantage of the beautiful views from the double aspect windows. The sitting room has a TV with Freesat and DVD and a CD/radio. Here also is an ipod port and Wi-Fi internet. A further double bedroom is on this first floor.

The shower room has an electric shower, wash basin and WC and there is also a bathroom, which has a shower over the bath, basin and WC.

There is a stair gate available at the cottage too (supplied on request).

Outside is a pretty garden to the rear of the property that leads to the private woodlands with a private path through woods giving access to the path to Causey Pike. There is ample parking to the front of the property on a shared driveway.

Well equipped kitchen and comfortable bedroom. Enhanced by friendly owners and views both to Skiddaw and to the active bird-feeder (if you like looking at nature programmes). You can walk from the door which is a real plus in wet weather.

Stayed for a week early November. Great welcoming hosts that left us to do our thing but knowing they were there if we needed them. The cottage was of a good size but also kept that cosy feeling and had everything we needed (we cooked a meal most nights). The views from the upstairs lounge are amazing for an early cuppa. A truly lovely cottage, extremely beautiful scenery and gardens that offer all sorts of delightful surprises, if you care to explore. Extensive lawns with a stream and millpond with an abundance of pheasants in it. A fantastic location with beautiful surroundings and incredibly helpful and welcoming hosts. The house is very well equipped, from the kitchen and laundry facilities to the dvds and board games. The direct access to some stunning walks is a huge bonus.

The cottage was one of the nicest we've stayed at. Very well equipped - it literally had everything we needed. The location is perfect - with most of our walks not even needing the car. I loved watching all the birds on the feeder while eating breakfast and doing a puzzle in the evenings. Martin was very welcoming and helped with recommendations. The location is stunning, and the views from the garden are amazing. The garden has its own wooded area, which you can walk through. A stream runs alongside the garden. All you can hear are the birds and the stream. From the location, you can do several walks onto the fells. There are a few pubs in the area. Would recommend the Coledale Inn. This cottage is in a fantastic location. There are so many walks to do straight from the door. The grounds are lovely. We really enjoyed watching the numerous birds from upstairs. The cottage was warm and cosy with plenty of hot water. A great find.

Lovely setting,liked the views and the birdlife in the garden .The cottage has been well converted,liked the quality of the bathrooms and the pillows were lovely and plump.Only stayed 3 nights but found all the utensils,plates etc.Dishwasher tablets were provided and a welcome tea tray with lovely biscuits and coffee bags! Amazing location, loads of walks, runs, mountains right from the door. The house was really warm, spacious bedrooms and bathrooms and well equipped. We thought the location was amazing, we climbed catbells and pausey pike direct from the house. Fab garden and brilliant views. The kitchen was very well appointed, we liked that dishwasher tablets were included. The showers are good, the one over the bath has fab water pressure. The owner was friendly and helpful.
