General Description

Ardale House has been in the family of the current owners since it was built in 1976. A homey, detached house with a beautiful garden it is comfortable, cosy and spacious; perfect for spending quality time with friends and family.

Entering through the front door into a welcoming hallway there is a useful downstairs cloakroom with toilet on the left, continuing on past the stairs, a grandfather clock and umbrella stand you will start to get the feel of this house as a real home from home to relax in. Coat hooks and a boot rack are tucked into a nook with a small wooden pew alongside. At the end of the hallway is the large dual aspect living room which is a lovely bright room with timber beams, wood floor and local artwork on the walls. The two 2-seat sofas and two chairs surround a coffee table and open coal fire for sociable evenings in making wonderful memories of happy times. When you tire of watching the flames in the fire there is a freeview TV with DVD player and a selection of DVDs to choose from, there are also shelves full of books and games for all the family and a drop leaf table with 2 chairs by the window - perfect for family board games.

A door in the corner of the living room leads into the well equipped kitchen which can also be reached from the hallway. With a dining table seating six in the centre of the room, this is a lovely social space for family meals. Preparing tasty food will be no hardship with plenty of worktop space, well equipped cupboards and space for storage, all the mod cons include an electric hob, eye-level oven and grill, microwave, dishwasher, under counter fridge and freezers and a washing machine. The window looks over the back garden so you can look out for red squirrels while you cook, what a special place!

Upstairs the first of the 3 carpeted bedrooms off the landing is a pretty twin room at the front of the house with beautiful views over the valley to the fells stretching into the distance beyond. A bedside table is shared between the beds and there is also a chair and a wardrobe with drawers below, look out for the cuddly fox - very cute!

Continuing down the landing on the right is the family bathroom and this is also a wow room! Big, modern, bright and stylish with a large bath and a separate shower; bring your favourite toiletries, shut the door and enjoy!

At the end of the landing on the left you will find the double bedroom. With views out over the garden to Blencathra through the trees, you will be enjoying a morning cuppa in bed with just birdsong as an accompaniment. Bedside tables with lamps, dressing table, a chest of drawers and hooks with hangers on the wall provide plenty of storage in this lovely bright room.

Finally at the end of the landing is a bunk room again with lovely views onto the back garden, cleverly laid out with lots of empty floor space for children to play the only problem is they might not want to go home! A chair, chest of drawers, shelves and hanging hooks will keep belongings tidy.

Back downstairs the door into the garden leads off the kitchen. Just to the right is the back door of the garage which can also be accessed through the automatic garage door from the front making it perfect for storing bikes. Lovingly designed and hand built by the current owner the garden is a haven of tranquillity, full of wildlife and a beautiful private spot to relax and wind down. Winding paths, a lawn surrounded by trees and shrubs and a gravelled patio with table and chairs providing glimpses of the fells through the trees, the sound of the neighbouring beck completes the idyllic scene. Enjoy a drink, eat al fresco, sit quietly and enjoy the wildlife or come out at night, lie back and gaze at the stars. At the front of the house is another lawned area surrounded by flower beds which is private enough to sit out on and soak up the afternoon sun.

Ardale House has everything you could possibly need, wrapped up in a cosy, homely house in a wonderful location - no wonder guests want to return again and again.
