General Description
Woodlands Cottage (Knotts Mill) is a beautiful, stylish and spacious 2-bedroom cottage attached to the owners' guesthouse in peaceful surroundings near Watermillock. The current owners have created the property from scratch by converting a former outbuilding and their attention to detail is clearly seen in the high specification finish. Light and bright rooms contain everything you need, but nothing more, thus creating a modern yet cosy property combining comfort and practicality with style. There are beautiful views across the gardens to the fells from the front of the property which can be enjoyed from the living room and both bedrooms as well as the front terrace. Sleeping 4 people it is ideal for families or two couples travelling together and makes a perfect base for exploring the northern and eastern Lake District.

Parking for the cottage is on the gravel drive in front of the owners' guest house and there is ample space for 2 cars.

From the covered terrace at the front of the cottage the front door leads straight into a large bright living/dining room with vaulted ceilings. A tray for boots protects the lovely oak laminate floor in this spacious modern room. A 3-seater sofa and separate armchair provide comfy seating around the flame effect gas fire on the wall whilst a large flat screen TV alongside has Free-sat and a DVD player to keep everyone entertained. There is also a bluetooth/cd/radio for your choice of music to relax or party to! Put your feet up on the footstool and make use of the coffee table for a lovely cup of tea or maybe a cheeky glass or two of wine. The dining table with 4 chairs is at the far end of the room next to a window with views out over the lawned garden studded with trees.

A doorway leads off the living room into a sleek, modern kitchen. In a galley-style with the units along one wall storage is neatly provided on shelves on the other wall whilst still leaving plenty of room to cook up a storm or just grab a cuppa! Built in fridge with freezer compartment, gas hob with feature cooker hood, double electric oven, microwave and full-size dishwasher mean all the mod-cons are within easy reach and the cupboards are well equipped. Any odd bits of washing up can be done whilst enjoying the view over the garden to wooded hillsides beyond.

Both bedrooms lead off the kitchen, a twin next to the living room and a spacious double at the far end of the property, both have en-suite shower rooms.

The large stylish double bedroom is dual aspect, beautifully decorated and has a luxurious super-king size bed. With a window out to the front overlooking the garden and across to the fells beyond you can even enjoy your location whilst having a lie in! Plenty of storage is provided with a wardrobe, bedside tables with drawers and a dressing table with drawers and a mirror by the window overlooking the garden. A door opens out onto the front covered terrace, perfect for taking the air on summer mornings. A fully tiled en-suite shower room with heated towel rail, WC and hand basin in a vanity unit is both practical and attractive.

The twin bedroom is also to the front of the property and therefore enjoys the same views out to the fells, it also benefits from a door out onto the terrace. Storage is provided in drawers in the bedside tables and hanging space on the wall. There is a fully tiled en-suite shower room with WC and hand basin plus a heated towel rail for cosy towels.

Outside the front door to the left is a lovely sunny patio area with beautiful views to the end of the High Street range. A bench, two chairs and a small table offer the opportunity for making the most of a morning cup of tea or an evening tipple with the birds singing and a beautiful view.
