Set in the picturesque Lakeland village of Patterdale, just a mile from the southern tip of Ullswater, this traditional property has been beautifully updated to make a fantastic family holiday home.

Welcome to this beautiful retreat for six people and two lucky dogs, right in the heart of the village of Patterdale. Renovated throughout to a high standard, everything has been thought of here. There's a beautiful modern kitchen, living room with wood burner and king-size bedroom on the ground floor. Upstairs, you'll find the wonderful dining room, cosy snug, two further bedrooms - a twin and a super-king with four-poster bed and its own en-suite bathroom - and the sleek shower room. Outside, the cottage has a delightful patio area with outdoor furniture, perfect for dining alfresco when the weather allows.

 

The charming village of Patterdale is a great choice for a holiday. The village itself has a friendly local pub, and is only a 10-minute stroll from the busy village of Glenridding. The starting point of many different walks, you could try a different one each day without even getting in the car! Hike up St Sunday Crag or Dove Crag as the stunning views from the top are certainly worth the climb. Walk through woodland to find Lanty Tarn or head to the neighbouring hamlet of Hartsop where you can enjoy a walk at picturesque Brothers Water. Spend a day at, in or on beautiful Ullswater; enjoy a lakeside picnic, the well prepared can wild swim, hire a boat or hitch a ride on the popular steamer and let someone else do the hard work.

 

On a fine day, take a scenic drive over Kirkstone Pass - the Lake District's highest, and down into bustling Bowness-on-Windermere. Here you can indulge in some retail therapy, enjoy a light lunch at one of the quirky cafes or visit The World of Beatrix Potter attraction. Why not head North and spend a day in Keswick? The adventure capital of the North Lakes, here you can sign up for an activity, from paddleboarding to ghyll scrambling, with one of the local adventure companies.

 

The cottage has a quirky layout with original single-glazed windows, 2 separate staircases, a fantastic first-floor dining room and a wonderful ground floor bedroom; the kitchen and living room are also on the ground floor and the cottage's two further bedrooms and bathroom are on the first floor. All of the rooms are spacious and beautifully presented, you're sure to feel right at home here.

 

The entrance hallway is bright and spacious, instantly inviting you into this wonderful cottage. Perch on the traditional wooden settle to remove your boots and leave coats on the stand before continuing further inside.

 

The first room you come to is the ground floor bedroom - a lovely king size room with its own wood burning stove! This room is light, bright and airy and there's a handy washroom with WC and washbasin on the ground floor too. At the end of the hallway is the wonderful living room. The inviting knole leather sofas and blue velvet chairs are postioned around the wood burning stove, perfect for cosy evenings in in front of the fire. There's also a TV in here for entertainment, or simply sit and watch the world go by.

 

The final room on the ground floor is the fabulous kitchen: sleek and modern it's well equipped with a double electric oven and hob, fridge/freezer, 4-slice toaster, kettle and coffee machine. There's also a dishwasher so there'll be no need to fight over who has to do the washing up! Pull up a stool at the fantastic central island unit, ideal for keeping the cook company or for enjoying a peaceful morning coffee before everyone else is up.

 

There is a choice of two staircases at this property: one leads upstairs from the kitchen, whilst the main staircase is in the hallway.

 

Just up the stairs from the kitchen, you will find the spacious dining room. With an anitque dresser and large dining table with six chairs, it's the perfect place to catch up on the day's events over a hearty home-cooked meal. There's also a wall-mounted TV in here too, so no need to fight over the remote. The first-floor snug has a cosy sofa making it the ideal place to escape to with a good book.

 

The super-king-size bedroom on the first floor is a real treat! The feature, modern four-poster bed is perfect for indulging in a long lie in so why not bring your morning cuppa back to bed - you are on holiday after all! This room also has a beautiful feature fireplace and a painted wardrobe with drawers for storage. This bedroom also has its own en-suite bathroom. With a WC, washbasin and bath with shower over, all tastes are catered for here, whether you prefer a relaxing soak in the tub to soothe tired muscles or a refreshing shower after a day out on the fells. The twin room is another light, bright and airy room, with matching wooden single beds, painted wardrobe with drawers and another gorgeous feature fireplace.

 

Also on the first floor is the fantastic shower room with WC, washbasin and modern shower cubicle with rainfall-effect shower.

 

Outside the cottage is a small but lovely patio area. With a table and chairs, it's a lovely spot for dining alfresco.

 

Whilst the cottage doesn't have its own designated parking area, there is limited on-road parking in the village. There is also a pay and display car park just a short walk away, and the cost for this is around £5 per day.

Lovely cottage in a beautiful setting. Our only issue was the noise as the cottage is right on the road and very close to the pub. We were disturbed by people smoking and chatting right outside our windows.

We have just arrived home after a lovely week at Woodbine House. It is a stunning, spacious cottage and it was immaculate on arrival. The house is really well equipped, and very comfortable. Absolutely beautiful cottage with some gorgeous touches, the under floor heating was a real treat. You are on the main road so a light sleeper may struggle. With saying that we will definitely come again.

Great cottage well equipped and spotlessly clean with quirky layout that made it even more enjoyable . Location fabulous especially being just across the road from the White Lion pub and 5 mins from Ullswater lake and Glenridding in the car . There is no shop in the village but 2 well stocked mini markets in Glenridding for essentials .

Gorgeous cottage with loads of character and space. The owners have equipped the cottage really well, and it is cozy and comfortable. Nice linen, great showers, pretty cushions, pictures. All the things you hope for when booking. There are great walks from the cottage, but it's not too far to eat out in Keswick or Windermere. The cottage is on the Read moremain road through the village and there is traffic noise. Unloading the car is a pain because there is no drop off point. Worth it once you are in. Hide

Stunning cottage in Patterdale with a pub over the road. I've seen a couple of review saying how noisy it is but we didn't have an issue over a bank holiday weekend, in fact it was a bit of a bonus being able to pop over to grab drinks & food. The underfloor heating is a really nice touch keeping the house at a steady temperature, we didn't put theRead more log fires on but it would have made it extra cosy :) Area is amazing with walks for the dog and ullswater in walking distance. An absolute lovely cottage, which is even nicer in person than the pictures show. Fantastically well equipped and central to anywhere youd want to go in the lakes. As previously mentioned the front windows offer no sound protection so is very noisy. The only negative was the pub over the road. There were occasional drunk people looking through the Read morewindow which was unsettling for the kids. Ended up sitting with the blinds closed. Its also a defacto smoking shelter so not quiet until 11. Hide
