Excellent location in a quiet part of the Lake District with easy access to the restaurants and shops in Cockermouth. Loads of space in the house with a big dining room and kitchen. The bedrooms are spacious, plentiful and well presented. The lounge needs a bit of love but it's cosy and the kitchen is quite industrial but suited us well and we cooked a lot. The big dining room was excellent for our group of 9 but could easily seat 12 or 14 (maybe more). It was great to have the hot tub and sauna to relax after our daily hikes. We didn't take a dip in the river at the bottom of the garden because it was a bit chilly out but that for sure would be a lovely experience if it had been a bit warmer.

7 nights stay in August - 2 families with children aged 20, 16, 15 & 13. Fabulous house with ample space for everyone. Stunning setting with a little walk down the front of the property 2 mins away to the river Cocker with bench seating for picnics and easy access for swimming in the river. (Water shoes recommended). Great location for Buttermere (large parking area £5 per day) next to hotel and cafe. Buttermere was lovely for swimming, walking around and climbing the fell to see the stunning views. We pre booked Ghyll scrambling £40 pp at Stoneycroft which was fantastic and a hit with the full group...something we will talk about for a long time to come! We only needed to bring swimming costumes and old trainers they provided the rest. Whinlatter was stunning for an afternoon walk in the forest and only 10 mins away. We enjoyed an evening meal at the Hundith Hill, food was lovely and good value. We spent a day at Derwentwater which is a little more busy than Buttermere but popular for boats, kayaks, paddle boards etc. All of which can be hired but again pre booking is advisable. The Lakeside car park had ample parking for Derwentwater. Keswick also had plenty of shops and eateries although looked a little busy. The Lakes Distillery was worth a visit on the way home. They have a lovely Bistro with outdoor seating and shop where we purchased plenty of souvenirs to take home. The house was always a great base to return to and spent time relaxing. Watching the sunset in the Hot tub with only the sheep and goats for company was superb! The sauna was also a hit, the boys enjoyed using the river to cool off in between uses!! The boys enjoyed the location for biking too. The house was excellent for entertaining with the bar, kitchen and dining room. There is a pub just to the left of the gates where sone of the group visited for drinks. Food is also served and they also provide a take away service which we didn’t get the opportunity to try. Supermarkets are nearby at Cockermouth (Sainsbury’s, Aldi & Lidl) although we pre booked a couple of Asda deliveries who delivered straight to the door. The bedrooms and bathrooms have all been recently freshened up with decorating, new bedding etc which was lovely to see. Steve the caretaker is a great guy - very friendly and helpful.

This holiday was not the original one intended, however due to COVID and travel restrictions we changed our plans. We were not disappointed and the house and location delivered everything and more for what we expected.... just the R&R we all needed!

We had a wonderful week of good weather. We ate outside on 4 nights. We had a Downtown Abbey night In the baronial dining room. Would certainly go again. Take jellies for going in the river!
