Mixed feelings about this place. The Warren's location, size of property, large drying/utility room and log burner are the cottage's big plus points. But unfortunately for us we feel the property is in need of some tender loving care and attention to detail. There were a few complaints from the group about hard mattresses and low water pressure but for me it was the frustration of using the ceramic hob which just wasn't responsive to the touch sensor. And why there are so many books in our bedroom? When just some storage to hang a shirt up would have been so much more useful. Nothing againt books but just too many. In the department of cleanliness, we had to clean the bath before using and the kitchen shelves and draws are in need of a cloth. In one of your reviews there was a complaint about why they had to drink out of what looked like trifle glasses. We too, felt the same. Not enough wine glasses and it's such an easy problem to remedy. All in all, it didn't dampen our holiday, just a bit disappointing.

The Warren is a lovely house and works well for several couple's together. The quiet and dark skies was good for sleeping and plenty of loos and bathrooms for everyone to feel comfortable and not have to join a queue. Hot water was sufficient too (but children or very elderly might need someone to check bath and shower temperatures as it gets very, very hot - to point of risking scalding). It's nice that it is not so pristine that we worried about the dog too much. There were some really good features - like the boot room dog shower that we also used wellies and for people to wash off after lake swims. Good bed linen and towels and very comfortable beds. There was everything we needed for self catering well. White goods were high quality and useful to have a washing machine and dryer. Log fire was heavenly during evenings when it was a bit chilly.
The garden was sufficiently secure to let the dog off lead and the table is lovely to eat lunch outside occasionally. We walked around the bay to swim as entry directly from the garden was very muddy - we still popped down in our costumes and towels and could be back in a warm shower within five minutes or less, but the other side of the fence is more pebbly and less deep mud.
Good to have campsite shop in easy walking distance for essential supplies like milk and plum bread whilst still feeling remote and away from the crowds. Excellent walking from doorstep - either around to Hawes End and launch Keswick or over Catbells, Maiden Moor and round to the far end of Newlands. Easy walking out for meals, so no 'who is driving' arguments either.

We lowered scores because whilst we didn't miss television as much as we thought, a monitor to plug laptops into for shared viewing of downloads would be useful - or a television. The internet was temperamental and made working from the house challenging - the only really steady internet access was in the communal sitting rooms and kitchen; privacy when needing to work was limited and rendered the desk in the back bedroom of very little use. I guess most people aren't working but imagine teenagers might be frustrated if they can't get wi-fi in their bedrooms. We squashed on one sofa and watched a couple of downloaded films which was fine but not ideal. We'd also have like enough wine glassed for everyone and even some fizz glasses. Some of us ended up drinking out of what felt like ice cream sundae dishes. Some of the mugs have seen better days too.

The cleaning was acceptable, but not spotless. Kitchen equipment sometimes needed re washing before being used, the surfaces in the kitchen all needed a wipe down when we arrived as they were sticky. Inside of windows were not exactly sparkling and mattress protectors and pillow protectors were marked. Nothing awful - there was too much equipment in the kitchen for everything to be checked carefully every time and we'd rather have decent things to cook with and have to rinse it than have to scrabble around trying to find a large bowl to use.

The bathrooms were all very clean. The bedding was immaculate, as were the towels.

The 9:30 departure is very early and purports to be for extensive deep cleaning - not entirely convinced this happens.

Sounds like moaning when the reality is we had a fabulous week and would definitely return. The shortcomings were minor and did not impact overly on our enjoyment.

We can definitely get some champagne glasses for you to toast your return! Thanks for your comprehensive review - all your comments will be noted. You are right that the better bathing is off the shingle beaches round the bay in front of the house and the house instructions can be added to so that they mention this. The absence of a monitor or television is a positive choice, which the owner is very clear about. Where the wi-fi is concerned The Warren is very much at the mercy of the local infrastructure in what is a relatively remote rural spot. Within the house there is a signal booster, which usually works well to bring signal to the back bedroom where the desk is, so it is shame if it was not working on your visit. But The Warren is really a place to escape from it all and it’s great you had a fabulous time!

We had a great week at the Warren. The location was excellent with amazing gardens. We wouldn’t hesitate in recommending the property and would hope to return some day soon.
