Located in a tranquil, serene spot in the beautiful valley of Martindale, this impressive Lakeland property makes a fabulous base for families and friends exploring the stunning Ullswater countryside.

If you are looking for the perfect holiday house to let in England’s Lake District then this impressive holiday home provides an exceptionally well-appointed solution. Sleeping nine guests, the property is ideally situated both as a tranquil haven for walking and relaxing locally and as a base to explore all the attractions that the Lakes has to offer.

Originally built in 1679, the house has been renovated and refurbished to provide high quality holiday accommodation. The traditional, original Lakeland stone of the exterior is complemented by rooms finished in contemporary comfort and design style.

Located in the breathtaking landscape of unspoilt Martindale, the property is situated in rolling valley farmland with its own walled garden and enclosed parking. It has a lovely terrace for eating out and drinking in the magnificent views. A Lakeland beck trickles past its driveway. The owner's family have been associated with the area for over 80 years.

Magnificent Lake Ullswater is just 1 mile away: second largest of the lakes, and many think the loveliest. There you can swim, picnic , walk or sail on Ullswater's steamer boat.

Challenging or more leisurely walks are on the doorstep. This is walkers' paradise. And as you would expect from truly unspoilt countryside there is interesting wildlife to be seen, including red squirrels, badgers, red deer, owls, herons, kestrels, and buzzards.

The property is situated at the end of a long no through road from Pooley Bridge that skirts the south side of Ullswater. So there is absolutely no traffic and it remains quiet even in high summer. Yet access is easy with Penrith and the M6 just 30 minutes away by car and the nearby small village of Pooley Bridge is just 15 minutes drive away.

The large entrance hallway has plenty of hanging space for wet coats and boots after a hard day out on the fells. From here is the large 40ft sitting room to your left which is warm and stylish with comfy sofas, a woodburning stove, flatscreen Sky TV, DVD player, music centre, audio system and plenty of books to borrow.

From the sitting room is a play room with study and an extensive library of books which you are welcome to read during your stay - the wood burner works through here too. The play room has a small snooker table which can be converted to table tennis table.

The kitchen is light and modern with stylish cabinets, large electric oven with grill, 4 ring hob, microwave, dishwasher, large fridge/freezer. There is an extendable dining table here and double french doors open onto an extensive paved terrace with fantastic views up the valley.

Downstairs there is also a utility room with washing machine, tumble dryer and Belfast sink, as well as a separate toilet.

Upstairs there are four bedrooms. Three are doubles, one of which has an en-suite shower room and toilet. There is a wash basin in the second double. There is also a triple room which has three separate single beds.

There is also a bathroom upstairs with bath and shower over.

Outside there is a lawned garden with patio area. The driveway has parking for two cars with more parking on the other side of the gate on the grassed area. Please avoid the fence around the septic tank area.

There is a movement-activated light to help you find your way to the front door, however, during the darker evenings, you may need a torch to find the key safe on the wall and the lock on the front door. We recommend you bring a torch for this.

Beautiful cottage in fantastic location with walks from the cottage. All the equipment you could need was there and the cottage was beautifully warm and cosy. We walked along Ullswater and caught the steamer back to Howtown. Thank you so much for the welcome pack too - much appreciated. Would definitely recommend this cottage to others.

We had an amazing stay at Swinsty in the amazing location. It truly is in a position of beauty and isolation and is brilliant for anyone wanting to use it as a base for walking or also for families. The nearby stream is perfect for paddling and the fields and walks around perfect for exploring. Its around 20 mins drive from the nearest shop but theRead more Tesco delivery has no trouble finding us. Its a great base for exploring the Lakes but in a place you can retire to well away from the tourists! Hide
