From the driveway the cottage welcomes you with a beautiful oak-framed, glass-roofed porch with a bench facing the morning sun perfect for a quiet moment with a cuppa. On a more practical note it also provides storage for bikes and a line for drying wet clothes if needed. Through the front door is a stone-floored hallway with pegs for hanging coats and plenty of room for boots beneath.
The hallway leads past the double bedroom and into the main living area. This is a lovely light space with high vaulted ceilings full of the character exuded by exposed roof timbers, dual aspect windows look out onto the garden and up to Carrock Fell. The fully fitted kitchen has units in an L shape along the wall the worktop is practical laminate but looks like oak completing a contemporary country feel. Integrated fridge with freezer compartment, dishwasher and washer/dryer, electric oven with grill and electric hob plus microwave, toaster and kettle provide all the mod cons whilst the cupboards are well equipped with all you could need. Storage is provided in the cupboards and on a large handy shelf above the worktop. The circular dining table seating four is adjacent to the kitchen area for maximum practicality. The rest of the room makes up the sitting area with 3 seat sofa, armchair, rocking chair and large footstool gathered around the rug in front of the wood-burner for which logs are provided in a large log basket. If you tire of sitting watching the mesmerising flames there is a smart TV with freeview and access to all the catch-up programmes you could need, there is also free WIFI. The lighting in this room has been carefully thought out with practical under unit lighting in the kitchen, downlights over the table and a standard lamp in the living area to compliment the firelight in the evening you can create an ambience to suit the occasion.
Off the living room a traditional latched cottage door leads into a stylish and spacious family bathroom with vaulted ceiling, beams and skylight. This lovely room contains a huge corner bath with shower over, heated towel rail and beautiful feature countertop sink; a perfect space for luxurious relaxation. A corner cupboard hides a huge hot water tank the immersion in which is always on so you will never run out of hot water for your bath or shower.
Also off the living room right next door to the bathroom is the twin bedroom with two single beds each having a bedside table and chair whilst storage space is shared in a 3/4 height solid wood wardrobe with drawers. A stable door with glass top half looks out to the front porch, traditional latched cottage door and beams give the room a lovely character whilst the vaulted ceiling makes it feel spacious and light.
The master bedroom is back down the hallway towards the front door. With a window overlooking the garden, en-suite shower room and comfy chair for relaxing this is a peaceful room for some quiet time to unwind. There is plenty of storage in a wardrobe with shelves and hanging space and bedside tables and lamps for early nights with a book! The en-suite has a large shower cubicle and a heated towel rail for snuggly towels. Modern is perfectly blended with old in here, the back wall is that of the original barn and definitely not straight but the mirror light turns on with a wave of the hand at the side.
Double French doors out of the living area lead onto a gravelled garden with flower borders and a seating area with table and four chairs, this area of the garden faces south west and is in a lovely sheltered corner with the stone wall of the house behind making a real sun-trap. Particularly perfect in the evening for sitting out with a glass of wine or dining al fresco. Around the corner is a south facing lawn for exercising children and dogs if required, or just take advantage of the opportunity to lie back, take in the view of Carrock Fell and listen to the birds singing. The garden is enclosed on 2 sides by a lovely old stone wall which gives the whole garden a timeless character and really lets you know you are in The Lakes.
