We had an amazing week at Routen House in October. The location is breathtaking & waking up every morning to that view is truly inspiring. House itself is comfortable & homely. Kitchen really well equipped. The ONLY negative comment is that a wood burner in the sitting room would have been the icing on the cake !!

We really enjoyed our holiday in Routen House. The house is well equipped and very comfortable with a lot of space for our party of 13. Everyone commented on how comfy the beds were and how well they slept. The garden has a good patio for sitting out on with a BBQ. The children loved the stream and the rope swing and spent several evenings running around the charming little paths cut out amongst the wild flowers and grasses. There is also a more formal lawn area. We had a lamb that kept appearing in the garden to everyones amusement.
We visted many places including Cockermouth, Derwentwater for boating, Ravenglass for the train and enjoyed the walk around Ennerdale Water and paddling in the lake. Some of us hiked up to Pillar and had fantastic views, we would recommend getting a lift to and from the head of Ennerdale lake to cut off a couple of the flatter miles for this.
No major issues with the house at all, I think some previous reviews are either expecting too much from a holiday house that is not in the luxury price bracket or a little unfair. if I need to look for a negative; the showers are a little disappointing but they all work and we managed fine with them. The house is remote but this is what we wanted and expected from the area. I would highly recommend the house and area.

This is an old, remote, tired property in need of complete renovation both inside and out with an overgrown garden. Some rooms unpleasant and unhealthy due to mould and damp. The sitting rooms are not ‘stately’ with faded sofas and an ineffective gas fire.Property not cleaned properly with a dreadful smell in kitchen and lots of flies. Not all radiators working. No blinds in the top bedrooms. Back door lock very difficult to operate. Very disappointing especially as it is in a good location on the Lake convenient for long hikes to Pillar, Steeple etc. The nearest two pubs are at least 3 miles away by car and there are no foodshops nearby. Sainsburys from Carlisle did deliver however. A number of these issues seem to have been the same since 2014 and gone unheeded by the owner or the letting company, although since our complaints we understand some issues were being looked at. We would not recommend either.
