General Description
The entrance hallway provides useful storage for wet coats, boots etc and houses the oil fired boiler and washing machine. There are also work work surfaces and storage. The shower room is off the utility area and has a shower, washbasin and WC.

A door from the hallway leads into the large kitchen. Here you will find quality oak units, a range style cooker with gas hob, fridge/freezer, microwave, dishwasher and a breakfast table with chairs. An open archway leads through to the dining room which features a beamed ceiling and double glazed patio doors to the courtyard.

The lounge has comfortable seating, a fireplace and beamed ceiling. There is a flat screen TV and dvd player. The downstairs bedroom has an attractive beamed ceiling and an ensuite bathroom which features a jacuzzi bath, washbasin and WC.

Stairs lead to the galleried landing on the first floor, which has exposed beams and a seating area. The bedrooms bedrooms all have exposed beams and pedestal washbasins. The main bathroom has a bath with shower over, a washbasin and WC.

Outside two acres of grounds include a large garden with trees and large lawn. There is a sheltered sitting out area with outdoor table and chairs. The parking area has space for several cars. There is also a patio area at the side of the house where there is a shed which can be used for bike storage. Rowan bank is on a private water supply enjoying beautiful spring water from the Eskdale Fells. It is regularly tested and UV treated. It may appear discoloured at times however this is perfectly normal.

Two dogs are welcome at a cost of £15 each but they must be kept in the kitchen and hallway/utility area.
