Set in the lush farmland of the southern Lake District, this characterful house dates back to the 17th century, and is a wonderful holiday base for a group or larger family exploring the Cumbria countryside.

Dating back to the 1600s, this house is full of charm and character, from the open fire to the original wooden beams. Located next to a working dairy farm and surrounded by beautiful countryside, this traditional cottage offers welcoming accommodation for up to nine people. There's a country-style kitchen, fabulous dining room and characterful living room on the ground floor, and five bedrooms and two bathrooms on the first floor. Outside you'll find a wonderful large garden with different seating areas. Three dogs are welcome too but please do keep them on a lead around the neighbouring livestock.

The hamlet enjoys a peaceful, rural location. The fells behind the house have some great walking, so lace up your walking boots and head out to explore Kirby Fell, with incredible views west to the Duddon Estuary and the Isle of Man and east to Morecambe Bay and Levens Sands. The bustling market town of Ulverston is around a 5-minute drive away. There are lots of lovely independent shops, ideal for indulging in a spot of retail therapy, as well as restaurants, pubs, cafes and an independent cinema.

Your closest lake is magnificent Coniston Water (closely followed by Windermere). Hike up the mighty Old Man of Coniston above the town, wild swim or enjoy a cruise on the Steam Yacht Gondola if you prefer a more leisurely pace. Why not head south and spend a day on the coast? Enjoy a bracing coastal walk whilst taking in the stunning vistas out to sea, perfect for recharging the batteries.

As you’d expect from a country retreat, there’s a large boot room with a feature former fireplace and wonderful original slate flooring. Complete with coat hooks and welly racks, this is the perfect spot to leave wet coats and muddy boots before continuing your journey into the rest of the house. Off the hallway is a handy utility room that houses the washing machine and tumble dryer, as well as a useful ground floor WC. The bright kitchen is well equipped with the essentials for a self-catering holiday. In here you’ll find an electric oven and hob, microwave, toaster and kettle. There’s also a free-standing slimline dishwasher, so there’ll be no need to fight over who must do the washing up. An arch leads through to the dining room with its long pine table. Antique furniture offers a fantastic backdrop for convivial meals, and two large windows let in plenty of light and provide beautiful views out over the garden.

The charming living room is full of character. An inviting four-seater sofa, a high backed arm chair and a pretty two-seater sofa are positioned in front of the open fire, perfect for cosy evenings in. There’s also a smart TV for entertainment. At the other end of the living room is another floral two-seater, a wing back chair and an upright piano. A glass door connects the room to the front lawn. Overlooking the garden, ornithologists will love watching the comings and goings of the wide variety of birds.

The five bedrooms can be found on the first floor, so head up the traditional wood-panelled staircase to discover these. The first bedroom you come to is a double room, overlooking the back garden and with a feature metal-framed bed. Opposite is the single room with a rustic wooden single bed, bunting, and wicker rocking chair. It’s a charming room with a handy chest of drawers and a lovely view over the garden from the window. Adjacent to the single room is the second double bedroom, a spacious room with a beautiful antique double bed and feature fireplace. A charming window seat overlooks the garden: a perfect spot for relaxing with a good book. Further along the corridor are the two remaining bedrooms. The lovely twin room has matching wooden single beds, a handy dresser and a beautifully painted ornate chest of drawers. Last but by no means least is the king-size bedroom. The bed is perfectly positioned to take full advantage of the stunning views from the large picture window - ideal for a morning brew with a view! This bedroom has its own en-suite bathroom with a WC, washbasin and corner bath.

Also on the first floor is the spacious family bathroom with a WC, washbasin and shower over the bath, ideal whether you prefer a soak in the tub or a refreshing shower.

As well as having plenty of parking in the yard, the house sits in a wonderful garden. The garden gets the sun for most of the day, making it a delightful spot for some R&R. The large lawn areas are sure to be a hit with adults, children and dogs alike! There are also two different seating areas with outdoor tables, chairs and benches, perfect for al fresco dining and a selection of deck chairs for relaxing and afternoon naps. A wide variety of wildlife, from hedgehogs to barn owls, visit the garden so be sure to keep your eyes peeled for your animal neighbours.  This is also a cycle rack which can hold up to 10 bikes and an EV charger point in the yard, available at no extra cost.

The property is located next to a working farm and therefore there will be the associated comings and goings of a farmyard, including machinery and livestock. Indeed, a dairy herd of cows pass by the house to the neighbouring farm every day for milking. Please be sure to keep the gates to the house closed, to keep the cows out of the garden.

Wonderful quirky farmhouse. Our 2nd stay here as a family with 2 grandchildren who couldn't wait each day to watch the cows go past for milking. The house offers everything you want for a stay in the area. Ps don't worry about the cobwebs they add to the character of the house. Would recommend a stay

This is an amazing, historically interesting house in a beautiful location in the South lakes. It is very spacious and had lots of quality cooking equipment as well as washing and drying machines if you should need them. The garden was particularly lovely. The owners are working hard to restore the original lime plaster dating from the 1600s, and tRead morehe furniture is in keeping with the style of the house. I would definitely recommend this place for large groups visiting the lakes. Hide
