A traditional Lakeland Cottage, set in the undulating surroundings of the western Lake District, close to the village of Boot, ideal for walking, climbing and trips to the coast.

This property is an absolutely charming terraced cottage for up to five people in the glorious setting of the Eskdale Valley. One of a small group of distinct houses set back from the road it boasts three well-appointed bedrooms, bags of period detail, stunning views and wonderful outside space. All this within an easy walk of a much-loved Lakeland pub! The property also welcomes up to two well behaved pooches.

The cottage lies near the head of this tranquil valley opening up a fabulous array of walking from the door. The well prepared and fit walkers among you can take on the mighty peaks of Scafell and Scafell Pike while there is plenty of gentler rambling should you prefer. This end of the Eskdale Valley boasts three excellent pubs, tumbling waterfalls, crystal clear wild-swimming pools, and a patchwork of fields mostly inhabited by hardy Herdwick sheep. Cyclists are exceptionally well catered for with a great choice of off-road trails for those keen to get muddy and an iconic mountain pass just a stone's throw away for the road cyclists. If you've made it up Hardknott Pass, why not explore the Roman fort that is stunningly situated on the fellside?

Boot village is just a short from the house where you'll find Dalegarth Station, the terminus of the Ravenglass and Eskdale Steam Railway. A trip to Ravenglass on this narrow-gauge heritage line is an absolute must for railway children of all ages. While you're down at the coast why not explore the history of the area at the Railway Museum or at the nearby Roman Bathhouse? For a great family day out Muncaster Castle is hard to beat with its colourful history, gorgeous grounds and birds of prey. In all, this area is magical for families, outdoor adventurers and those who want to escape the hustle and bustle of 21st century life. However you choose to spend your visit, the property makes a delightful base from which to explore.

One of a small group of traditional cottages set back from the road and revelling in wonderful views, this is a truly magical place to escape the stress of the modern world. There's bags of period details such as original stone flagged floors, exposed beams, latched doors and even a former bread oven set into the fireplace, yet there's plenty of modern home comforts making this a warm and welcoming holiday cottage.

On arrival at the house you enter into the porch where there is plenty of coat and boot space for all your outdoor gear. Moving through to the charming living/dining room you'll find a sofa and two armchairs arranged around a cosy wood burner and Smart TV with Freesat. It's an ideal space to cuddle up around the fire and plan your outdoor adventures. There's even a delightful window seat for curling up with a good book or just taking in the glorious view. Through to the lovely country kitchen now which you'll find well-equipped, with a raised fan oven, induction hob, microwave, fridge and slimline dishwasher. Through the back door there's a covered path from which you access the handy utility room. In here you'll find a sink, washing machine and tumble dryer. You can also access this handy space through the neighbouring cottage entrance meaning you don't have to bring muddy dogs, or humans, through the cottage!

Upstairs now to the half landing where you'll find the bathroom. It has an over-bath electric shower for soaking away tired fell-walking muscles. Up to the main landing where you'll first come to the charming double bedroom which is built into the eaves and benefits from two Velux windows drenching the room with light. Next, to the lovely light master bedroom which has a wooden framed double bedstead, a wardrobe and dresser for storage and sash windows with wonderful views to the fells. Lastly to the single bedroom which has a delightful decorative fireplace, a wardrobe and dresser for storage and yet another glorious view.

Outside, there's a choice of fantastic outside spaces to make the most of its situation. To the rear is a small raised garden with washing line and access to the wood shed, immediately to the front of the house is a patio with a bench for enjoying a morning cuppa, just across the patio is the garden gate to the wonderful enclosed garden which has dining furniture for making the most of sunny days and a huge lawn for practising your cartwheels or just taking in the staggering panorama of fells, fields and waterfalls. It's truly a magical base for a visit to a very special valley.

Beautiful cottage in a fabulous, quiet location. Lucy and Mike have made little Christcliff such a warm and welcoming home- it was wonderful to be able to stay somewhere where we felt right at home from the moment we opened the front door! Very cosy and stylish cottage with the best view in the garden. Every little detail has been thought of, from blankets in the living room for chilly nights, to logs to purchase and location is great as pubs not on doorstep but a pleasant walk either side with the railway with it's playground not far for the little ones. I had a lovely stay here with my two dogs in July, the enclosed area at the back of the house was perfect for letting them out of a morning/evening. Only downside was the beautiful garden area although enclosed wasnt secure and the neighbours dogs werent the most friendly (worked around using a longline). Beautiful cottage in amazing location . It had everything we needed and loved the log burger . Beds were comfy and slept so well and no noise. Gorgeous views from the cottage . Loved all 3 pubs in the village, everybody was so friendly and loved the community spirit between the 3 pubs .
