Not only do we give a great service for our guests, but we’re also totally committed to helping you get the best out of your cottage. 

We’re very happy to come and see you and give advice even before you’ve put in an offer for a holiday cottage. We have checklists that you can use and a list of things to think about when you’re setting up a holiday cottage, including legal requirements.  Ask us for our Owner Information Booklet for more information.  Equally, you can come and see us once you’ve set your cottage up and we can put it up on our website for you and take it from there.  Or at any points between those two extremes!  Just give us a call on 017687 80571 or email us (newcottages@sallyscottages.co.uk) and we’ll arrange to come and visit.  

Not only that, but you can be as hands-on or as hands-off as you like.  You can either leave everything to us, or you can use your owner area to update prices, give discounts, change the copy that shows on the website, and check booking details.

We will promote your cottage far and wide to get those bookings and it won’t cost you any extra! 

  • We use professional photographers to take pictures of your cottage and professional copywriters to write about it.
  • We are continually tinkering with our website to make sure it is easy to navigate, works well on different devices, and is at the top of its game.  
  • We will chat about you on our social media channels – we will get you talked about on Facebook, and snap you on our Instagram and Pinterest pages.  Check out our Facebook page – it’s a wonderful place to be and gets at least ten times more interaction than the Facebook pages of any national agency.  
  • We produce two beautiful brochures posted to thousands of people each year, and also email out our newsletter to thousands of subscribers.  
  • We have a great relationship with the local and national media and our holiday cottages have achieved coverage in The Sunday Times, The Independent, The Sun, The Daily Mirror, the Daily Mail and Woman's Own.

How does it all work?

We make the holiday letting process as simple and as easy as possible.  From when you first contact us to when we start taking bookings, here’s what you can expect:

  • We will come and visit you at your property and talk to you about how to start holiday letting.
  • If you choose to let with us, we will then organise for photographs to be taken and for a copywriter to visit and write about your property – there is no charge for this, we’ll cover the cost.  
  • We will then create a website page for your property with details, prices, availability, photographs, and things to do in the area. You will be able to review and approve this before it is published.  Or if you prefer you can add the cottage to our website yourself. 
  • You will receive log in details for your Owner Area where you can add owner bookings, see details of bookings we have taken, make changes to the website copy, update your prices and offer discounts.
  • Everyone in the office knows when a new cottage has been published and will be there to answer any questions from potential visitors and to take phone bookings. Visitors can also book directly online.
  • Once a booking is received, you will automatically receive an email to let you know the details of the booking. 
  • At the end of each month, we send you payments received for bookings taking place in the following month. You will also receive payments for last-minute bookings that took place in the previous month.
  • If a visitor cancels a holiday, you keep any money already received unless the dates are re-booked. When dates are re-booked, we will refund the original visitor and you will still receive payment from the new guest.

Health & Safety at Cottages

There are various legal requirements which must be in place when you let a holiday cottage. Every property is different so there isn’t a one size fits all approach - the following links to these government websites are a good guide of what is required and helps you to make sure you are making your cottage as safe as possible for your guests. The second link is aimed more towards larger holiday properties.

The key points to look out for are laid out below:

Fire Action Plan
There must be a Fire Action plan clearly displayed at the cottage - this makes visitors aware of what they need to do in the event of a fire. A Fire Action Notice looks like this in most commercial properties.

Fire Risk Sign

These are readily available from most DIY stores or online. You don’t have to have this particular one and you can produce your own. As long as there is one though and it is clearly displayed that is fine.

Fire Risk Assessment (FRA)
Carrying out a Fire Risk Assessment is a legal requirement. This identifies all the possible causes of fire at the cottage and makes sure action has been taken to mitigate these.

Visitors need to be able get to a safe space in a timely way in the event of a fire at the cottage. Remember that visitors are not familiar with the property - a fire may happen on their first night, possibly when they have arrived late in the evening and aren't fully familiar with the layout of the property. You need to think who could be in the group, which could include babies or people with limited mobility.

Once you have identified the risks, you need to take appropriate action to make sure that everyone is able to exit the building safely. You need to document the risks you have identified and the actions you have taken to mitigate these in your FRA. If your visitors escape route to a safe space is NOT simple and obvious, then you need signs (and possibly lighting) in place so they can be guided out. This is certainly the case for larger properties.  We can give you links to help you get the right signs.

If there is a chance of a fire starting in a part of the building, that wouldn't necessarily immediately trigger an alarm in an area where guests are staying, then you need wired in (and interlinked) smoke detector alarms covering the relevant areas of the property. For those properties with more than one staircase or if you are on three or more levels it may be appropriate to have a fire panel instead of the interlinked smoke alarms for added safety.

Smoke Alarms, Fire Blankets, Fire Extinguishers and carbon monoxide alarms (if required) should be checked and tested regularly.

There are various accredited companies who can carry out a Fire Risk Assessment on your behalf if you don’t feel confident in doing this yourself. They will then advise you what may be required for your particular property - we can give you the contact details of people who we have used in the past. 

Boiler Servicing
If you have a gas boiler or any gas appliances in the property then you are required by law to have a gas safety certificate in place and this must be carried out on an annual basis. We also suggest that you have the boiler serviced annually when obtaining your gas safety certificate. If you look at it like a car, the gas safety certificate is the equivalent of an MOT but you still need to service it so it remains in good working order. If your gas safety certificate isn’t in date you cannot accept paying guests at your cottage.

The National Grid, offer a 24 hour service to help out with gas leaks or carbon monoxide issues. If you use gas at your property or have a woodburner or open fire this may be useful to your visitors. You can find all the information via their website here: https://www.nationalgrid.com/uk/safety-and-emergencies. We would recommend that you include these details in your cottage, so that visitors have access to the information and are able to use it in an emergency if necessary.

If you have an oil fired boiler then this needs to be serviced annually.

Electrical Safety 
Your portable appliances need to be tested annually (known as PAT testing). These are items with a plug eg toaster, kettle, bedside lamp etc.

You are also required to have your electrics checked periodically, usually every 5 years if you are letting a property, you will most likely find this is a requirement of your household insurance as well.

Open Fires and Wood Burning Stoves
You will have most likely covered this as part of your FRA but you must have your chimney or flue swept at least every 12 months.

You will require Public Liability Insurance at your holiday cottage. At Sally’s Cottages we ask that you have at least £2million public liability insurance in place. This is advice we have been given by insurance companies and use this as our guide. Safety Declaration Form If you are choosing to join up to our managed service then we will ask you to complete a form called the Safety Declaration Form. We are unable to start accepting guests at your cottage until this is completed and all up to date. We will then send you reminders on an annual basis when they are soon to be due for renewal.

A bit of history

Sixteen years ago a chance conversation with a neighbour led to the birth of what is now Cumbria’s largest independent holiday cottage letting agency: Sally’s Cottages.  The neighbour had a cottage and was looking for a tenant.  The problem was, nobody wanted a long let.  So Sally (that’s me!) suggested that she could take it on and let it out to guests who would like a holiday in the Lake District.

 This was at the dawn of the internet (can you even remember those days!)  Sally was one of the first people in Cumbria to create a website for her cottage and pretty soon it was let every week.  And it was in a small village (called Eskdale) which has a thriving community where everyone talks to everyone and everyone notices everything.  And what they noticed was that Sally was totally committed and so it wasn’t long before they asked her to take their holiday cottages on too.  

This total commitment is apparent throughout Sally’s Cottages.  Just read the reviews on our website or on Google and you’ll see it’s true.  We love what we do, and we love Cumbria and the Lake District.  We especially love nosing around all the cottages we let.  We have luxury cottages, budget cottages, colourful cottages, understated cottages, dog-friendly cottages, pet-free cottages, and each of us who works here, probably has a different shortlist of favourites.
