Great for larger groups, this home has a lovely, enclosed garden for warm days and a wood burner for cosy, chilly nights.

This lovely, spacious farmhouse is situated in the heart of the Grisedale valley in Patterdale. The Grisedale valley is an archetypal Lakeland valley with awe-inspiring mountain scenery, grazing stock and several wooded plantations. Directly opposite the farmhouse is the classic Lake District fell walk of Striding Edge and Helvellyn.

Named after the wooded plantation behind the farmhouse, the house has been tastefully converted and refurbished over two floors. Many wonderful original features have been retained including the wonderful aged ceiling beams, two sandstone fireplaces and several interior doors. Upstairs there are four bedrooms with views across the valley, a shower room and a bathroom. There is underfloor heating in the spacious kitchen and a large dining table for eight people. The sitting room has a large wood burner and comfortable sofas. There is a separate snug off the sitting room with games and books.

It is located beyond the farm road end, adjacent to the footpath leading to Grisedale Tarn, Fairfield and St Sunday Crag. The remote rural location makes it perfect for a walking holiday. At over a mile from the nearest village you can immerse yourself in the peaceful seclusion and enjoy nothing but the sights and sounds of nature and the unpolluted night skies. The Independent even named this property as one of the UK's best holiday homes!

A gravel path leads from the parking area to the gate in the wall enclosing this property and the neighbouring cottage - please keep the gate closed. There is an open porch and a glass door into the cottage. There are two steps down into the entrance hall, featuring a slate floor with underfloor heating and adjacent utility room and WC. There are coat hooks and a book a rack in the entrance lobby. The utility room has a washing machine, dryer, iron, ironing board and drying rack.

A glass door opens into the kitchen and dining room, a warm space with luxurious underfloor heating and three windows looking out across the valley. The kitchen and dining room feature the original ceiling beams and a lovely old slate and granite feature fireplace, housing the gas fire. There is an extendable dining table to seat eight people on a solid wood floor and the characterful uneven walls are decorated with inspiring prints of the area.

The kitchen has been finished to a high standard with a rangemaster six-ring cover and double oven, a large central worktop, ample cupboard space, dishwasher, full-size American-style fridge/freezer and underfloor heating. A door leads off the kitchen to a slate flagger hallway. To the right there is a bench and boot rack, and the original farmhouse door leading out to the garden. To the left is another original door to the woodstore and beyond that a door to the rear of the property.

Off the hallway there is a step up onto carpeted floor and a latched original door into the spacious sitting room. Three leather sofas and two contrast leather chairs are arranged around the feature fireplace with a large wood burner and basket of wood. There is a double window seat that looks out across the valley towards Helvellyn. Behind the sofas there is an antique table with a CD stereo. The sitting room has a TV with DVD. Please note there is no TV reception at the cottage and the TV is provided for watching DVDs only.

Two doors lead off the sitting room. The right hand door opens to a snug, filled with light from a Velux window. The snug is a cosy space with a wooden floor, dresser, two leather chairs and a selection of books and games. The left-hand door is an original internal door with a latch. It opens to the foot of the slate spiral staircase. The characterful slate steps are worn from hundreds of years of feet climbing up and down the stairs. The staircase is a wonderful original feature and care should be taken on the uneven treads.

At the top of the staircase is a carpeting landing with bedrooms to the left and right. All the bedrooms are equipped with substantial wall mounted electric radiators. On the left of the staircase there is a spacious twin bedroom that looks to the front of the property. Further along the landing there is a latch door to a double bedroom and a shower room. The bedroom looks out into the valley and is comfortably furnished with a wardrobe, chest of drawers and bedside cabinets. There is a step up to the shower room, fitted with a modern suite comprising of a walk in shower, heated towel rail and WC. Along the landing corridor there is a further twin bedroom with original beams and a window to the front, wardrobe and dressing table. Next to this is the second double bedroom. This bedroom has a sloping floor due to the age of the property, an original roof beam and a feature cast iron fireplace. There is a window to the front of the cottage and a cot stored under the bed.

Adjacent to the double bedroom is an alcove with a low ceiling beam leading to the separate WC with a heated towel rail and sloping ceiling. There is also a bathroom with a modern fitted suite comprising of a bath, heated towel rail, walk in shower cubicle and slate floor. The window gives a view to the stream and garden and the lower slopes of Helvellyn.

Outside, there is a rugged undulating grassed garden with several blossom trees and daffodils in the spring. There are two gates into the garden that should be kept closed due to grazing livestock. Behind the cottage, a beck cascades down over crags from the plantation above.

  • Wi-Fi included - please note this might be slow due to the rural location of the property
  • Enclosed garden with furniture and BBQ (fuel not provided) - please keep gates closed. The outside area is uneven and raised from the property
  • Ample parking in shared car parking area opposite property over a stream (access to car park is across paving slabs in the stream)
  • Take care of low beams, uneven floors, changes in floor level, sloping floor in second double bedroom and sloping ceilings throughout
  • Take care of internal stone steps and uneven steps on the slate spiral staircase
  • The drive up to the house is rocky and uneven - this may not be suitable for sports cars
  • Please note that the cottage is surrounded by farmland and animals, please keep your dogs on a lead around the farmland area
  • Stream within the grounds which runs between the car park area and front door - children to be supervised at all times
  • Shops, restaurants and pubs within 1.5 miles
  • Arrival: 16:00 onwards
  • Departure: before 10:00, unless otherwise stated in your arrival details
  • 2 dogs allowed. Dogs are charged at £20 each per full or part week
  • There is an Accidental Damage Deposit of £350 when booking at this property, however this may be waived for £40. We’ll provide more details about this when booking your holiday.

After travelling up a long narrow fairly rough farm track into the hills came to the absolutely idyllic farmhouse under the mountain. Footpath to Helvellyn outside the door. Grisedale Beck running past the house. Warm and cosy house with log burning stove and well equipped kitchen. Wonderful holiday.

Fabulous cottage in amazing location. Very well equiped and clean with some lovely walks from door. Patterdale and Glenridding also walkable with amenities and lake steamers etc. Recommened!!! If you intend to return...keep it quiet! Only gripe..wifi could be better, only accessible in snug and lounge and a bit hit and miss. Once connected all ok. Simply brilliant. Totally isolated. Walk in and walk out to the hills. Beautiful location. Easily sleeps 8 with enough room to eat and watch DVDs. Highly recommended.

We thoroughly enjoyed our weeks stay at Elm How. The location is perfect with idyllic views, birds singing and even a visit from a red squirrel. The property has been sympathetically restored, with many of the original and traditional features youd expect in a 17th C cottage but with comfortable, cosy modern living, additions. A beautiful cottage in a stunning location. The cottage was immaculate on arrival. The beds were all very comfy. The kitchen was well equipped to cater for the group of 8 of us. We had a fabulous holiday here and would highly recommend booking this cottage! We will definitely make a return visit.

Fantastic cottage. The location is superb and to top that off the cottage itself is well presented, immaculately clean, and really comfortable. Facilities were perfect. We were only 5 people but the facilities and size would easily accommodate 8. Then there's the view-wow, morning coffee in the garden can't be beaten.

Elm How is an amazing property. Very well equipped and comfortable, with bags of character. The private garden for relaxing, BBQs and the dog was just right too. Would definitely recommend, and will hopefully return at some point.

What a beautiful cottage and in the most stunning location with walks straight from the door. This is one of the best-equipped cottages we have stayed in and I felt that the price, for eight people, was fair. Also the bonus of free logs (a first in any cottage I have stayed in previously). Many thanks for a wonderful family holiday.

Elm How is located in one of the most stunning locations in the Lake District, about 10 minutes drive from Glenridding, where the road ends and the path up towards Helvellyn starts. It is comfortable and the kitchen is well equipped. We had a perfect week there.
