Beautiful period property situated in the popular village of Hawkshead, a few minutes’ drive from Esthwaite Water and just five miles from Lake Windermere.

Just a half-mile stroll from the picturesque Lakeland village of Hawkshead, this spacious and inviting property makes a fantastic holiday retreat for larger families and groups of friends. Set in the heart of the Lake District between Windermere and Coniston Water, this welcoming Victorian house offers stunning views over the Esthwaite Valley and provides fantastic accommodation for eight guests. With the shores of Esthwaite Water just a mile away, this extensive property has a large garden and period features and makes a great base for walkers, cyclists, hikers and nature lovers discovering the region’s spellbinding lakes and fells.

The heart of the house is the fresh and relaxing lounge, with plenty of seating, a large bay window and an open fire in an original fireplace, providing an ideal space to settle back, chat about the day or enjoy a movie. You can sit around a second open fire in the dining room which also has a large table perfect for a family celebration. The stylishly designed kitchen has plenty of equipment, great for rustling up your favourite dishes. Upstairs, there are three delightful en-suite first-floor bedrooms – a pretty twin and two tastefully decorated doubles, one with a sloping ceiling. Sitting in the eaves of the house is a cosy second-floor twin bedroom with a TV and low sloping ceilings, alongside a handy bathroom. Outside, the property has a large south-facing garden with a lawn and a patio with outdoor furniture, providing a delightful space for dining alfresco.

Hawkshead has a choice of cafes, tearooms and pubs and is home to the Beatrix Potter Gallery and the museum of Hawkshead Grammar School which William Wordsworth attended. Other local landmarks and attractions include Tarn Hows, Latterbarrow, Beatrix Potter’s home at Hill Top and Claife Viewing Station overlooking Windermere (all within 4 miles).

What a fabulous holiday home. Perfect with plenty of space for our family group of 8 adults, 3 dogs and two babies. We all had our own rooms with en-suites and not a bunk bed in sight. Talking of bathrooms and reading previous comments about poor showers, there is a switch next to each bathroom light switch to turn on the shower, we had lashings ofRead more hot water , best showers ever. Would recommend with caveats. Great location, warm, homely. Caveats- TLC and attention to detail is needed. Grubby paintwork here and there. Some lightbulbs didn't work. Sink plughole stop didn't work in one of the en suites. We spent a whole day with a hot water tap in the kitchen that didn't work. The showers ran cold for a good hour or so one moRead morerning slowing down our plans. None of these things are disasters but paying just shy of a grand for 3 nights you expect everything to be top notch. Hide

Had another wonderful stay at Hawkshead Hall. This accommodation has everything 3 generations of one family need. Its spacious enough for us all and we just love its proximity to the village.

Good property in an excellent location. Very large bedrooms with plenty of wardrobe space. Easy 10 minute walk along footpath to reach Hawkshead village. Plenty of room off road for 4 cars.

We really enjoyed our stay at Hawkshead Hall. It's in a great location, within walking distance of Hawkshead village. The building is impressive but could do with a little tlc and a few upgrades to furniture and decorations. A deep clean wouldn't go amiss either. That aside, we would definitely stay here again.

The house and gardens are glorious. The living room is beautiful. The carpets are a bit worn, potentially the wrong colour for a let, and changing dead bulbs in light fittings would have been good BUT that is being picky. This house has an amazing location with a lovely stroll along a beautiful path into the village. It is a large comfortable house but needs some TLC and an upgrade of equipment. It would benefit from having items normally provided at this level of property such as sun loungers, parasol and a BBQ to enable full enjoyment of the lovely garden. Disappointed,the garden is NOT secure,gaps in front hedge. Property is on a busy road, and needs updating and it needed a good dusting,Aga & oven not really suitable for a large family.

Characterful, spacious house for group of 6 friends. Lovely to have open fires in both kitchen and living room for colder wet days (also has board games). Location excellent. Short walk to pub and shops in hawkshead and near cycle route. Nice to have modern ensuite bathrooms and well equipped kitchen. Would happily return again in the future.

Great house and great location only criticism is that the garden is not secure for dogs, the wall that runs along the road and the gate could do with some wire fence up. The house was dusty in places and there was only 5 forks for a house that sleeps 8. Overall a lovely place which could be even better with these minor issues rectified.

Lovely spacious house in a great location . All rooms have their own bathrooms which is a real bonus . We had a great week of mountain biking straight from the door . Its just a shame that there was no laundry airer to hang out our kit after we had washed it .

The Lake District National Park is situated in the north west of England in the county of Cumbria. It is famously home to England’s tallest peak, largest lake, deepest lake and some of the most beautiful views in the British Isles. It has been a major draw for holidaymakers for over 200 years and its popularity shows no signs that this will diminish anytime soon. Adding to the spectacle, there are long-distance walking trails, endless history and culture to appreciate, as well as an unbeatable array of outdoor activities to try in some exceptionally eye-catching locations.

Mountains, lakes, rocky rivers, waterfalls, and valleys lined by stone walls characterise the Lake District National Park. Add to this vision slate-roofed villages, winding country roads, arctic alpine and wildflower meadows, and beautiful birds such as skylarks, curlews, meadow pipits, and lapwings, which all provide the perfect backdrop for a holiday. The poet, William Wordsworth, who lived in Grasmere, wrote a guidebook of the area in 1810, and very little has changed in the region to tie it into the modern world. The centre of the Lake District is dominated by its craggy mountains such as Scafell Pike and its exceptional lakes like Windermere, Ullswater, Derwentwater, Coniston Water and so many more.

Each of the Lake District’s towns has a village sensibility, yet all of them offer handy amenities, cultural attractions and some of the North West’s best places to eat and drink. Top visitor attractions include The World of Beatrix Potter, Sizergh Castle, Hill Top, Go Ape Grizedale, Grizedale Forest, Fellini and Zefferelli’s Cinema/Restaurants, the Bluebird Mk II, Ravenglass Roman Bathouse alongside a world of outdoor sporting and activity providers. Natural landmarks include Aira Force, Tarn Hows, Scaffell Pike, Castlerigg Stone Circle, The Old Man of Coniston, Helvellyn and Skiddaw. Pull on your walking boots and traverse the long-distance walking trails of the Lakes like Wainwright’s Coast to Coast, and the Tour of the Lake District.

As you get to know the region better, you will find evidence of prehistoric and ancient man in the Lake District, as there are standing stones, circles, and rows to find, as well as one of the largest standing Roman buildings in the UK. Visit Ravenglass, one of the UK’s oldest settlements and the only coastal village in the Lake District; it has beautiful waterside views of the Munros of Southern Scotland. Remnants of the region’s industrial activity can be traced in the form of bobbin mills, gunpowder mills, and mines. The Lakes also have some famous literary and art associations, including Beatrix Potter, John Ruskin, Arthur Ransome, Samuel Taylor Coleridge, William Wordsworth, JMW Turner, John Constable, LS Lowry and Percy Kelly.
