Treat your loved ones to a sumptuous stay at this truly special holiday home at Armathwaite, between the Lake District and North Pennines. Complete with hot tub and other luxury features, the eye-catching, five-bedroom property sleeps ten guests and enjoys proximity to the river. From here, venture out on walks through the Eden Valley, have a day out in Carlisle, 9.5 miles away, or simply enjoy your quality time together in this magnificent house, with its beautiful garden.

Step inside and wander through to the open-plan kitchen and breakfast room. Make everyone a fresh cup of coffee or a smoothie in one of the machines or a cup of tea from the boiling water tap. Find all the equipment you need in here too to help you prepare hearty holiday meals, plus a utility room and drying space. Set the table in the dining room; gather in the lounge in the evenings to find a film on the Smart TV or head into the games room. Discover a family wet room also downstairs. All your other bathrooms, with Smart TVs, are upstairs. These include two king-size bedrooms, one with en-suite bathroom, and one with an en-suite shower room, a super-king-size room with Jack and Jill bathroom onto the landing, another super-king-size room with en-suite shower room, plus a twin with en-suite bathroom. Spill out into the splendid garden on sunny days. Watch the children, bubble in the hot tub or sit out around the fire pit. Light the Kadai BBQ and gaze out towards the river as supper sizzles. Find parking for four cars.

Drive 16 miles to Pooley Bridge in the Lake District to follow the 20-mile Ullswater Way or take a steamboat on the lake. Drive 7.5 miles to reach the North Pennines, with its many footpaths and hikes.

As a group of 9 everyone agrees that this property was incredible. It has everything you need for a lovely stay. Hot tub, very good fire/bbq area, a huge variety of cooking equipment. The property is very well looked after and was perfect for a double family celebration for my birthday and our golden wedding. The garden is massive and the view over the bridge makes it the perfect location for a family get together. What a beautiful house. What Arlene & Chris have achieved is incredible and the photos dont do it justice. We had a great week, perfect location to visit all areas of the Lakes and the house made it. It hosts all the things you could imagine you may need and more. Would definitely stay here again.

A fantastic stay for a large group of friends (5 couples). The cottage has been well thought out and has everything we needed for a fantastic weekend away!! A spectacular weekend. We had incredible weather which hugely helps this property as I don't think we'll ever stay somewhere with grounds and views like it. The furniture outside is high quality and you can follow the sun everywhere. The river is a two minute walk over the bridge and we took our paddleboards. The property is amazing and with a wonderful view of the river. The owners live next door so are available if you do have an issue but otherwise we did not even see them. Local pubs are very convenient and serve good food. Also a well stocked local store is a short walk away.

The house is in a beautiful location with stunning views set in extensive grounds. The bedrooms and bathrooms were very comfortable and well appointed. We were fortunate to have hot weather for the whole week which allowed us to fully use the excellent outside space. Just back from spending a fantastic week at Riverside. The best holiday house we've ever stayed at - super clean and facilities are excellent.
