Set on the north-west side of Derwentwater in the Lake District National Park, this dog-friendly holiday cottage is ideal for families or friends who enjoy outdoor holiday adventures.

This is a dog-friendly cottage on a private lane in Portinscale. The cottage sleeps five people in three bedrooms and benefits from lovely views to Derwentwater and to the Newlands Valley. The cottage has an interesting layout with bedrooms on the ground floor, split-level mezzanines and picture windows in the main living rooms to make the most of the view.

 

The conservatory is off the sitting room boasts a beautiful view towards Catbells and a door opens into the garden which backs on to fields and farm land. The garden enjoys a peaceful aspect with beautiful views and features well established trees and several patio areas

 

Portinscale is a small village on the edge of Derwentwater. There is a large marina where you can hire boats or launch your own. In the centre of the village is a delightful tearoom that transforms into a restaurant by night. There also is a good village pub that serves food, local ale and is dog friendly. Keswick is a short stroll away over a pleasant footpath with views to Skiddaw and Walla Crag. There are plenty of great walks straight from the door either down to the lake or into the Newlands Valley.

 

The entrance is via the front door into a small hallway with coat hooks. An inner hallway leads to a single bedroom with inbuilt hanging space. There is a further twin bedroom on the ground floor with a zip-and-link bed that can be made into a super-king bed on request. There is a newly renovated bathroom with a large shower (shower seat available if required), WC, wash basin and electric towel rail.

 

From the ground floor, there are five wooden steps up to large kitchen/diner with vaulted ceilings. There are large windows the length of one side of the room. These windows provide a beautiful outlook towards the lake and in the evening you can see the twinkling lights of Keswick. There is an Aga for cooking and heating hot water, dishwasher and a table with dining chairs. There is a door off the kitchen to a large utility room with a further sink, washing machine, microwave, separate dryer and fridge/freezer.

 

At one end of the kitchen/diner there are wooden steps up to the sitting room. In the living room there is a large picture window that over looks the garden. In the living room there is a flatscreen TV with 32in screen, DVD player and Freesat recorder. An inset wood burner keeps the room cosy and warm with intitial supply of logs and comfortable seating. A door from the living room leads to the conservatory where there is a bench and seating. The conservatory boasts a superb view to Catbells.

 

At the other end of the kitchen/diner there are further wooden steps that lead to a mezzanine area with a quiet seating area ideal for reading. A generous selection of books are provided. On this level there is a king-size bedroom and a bathroom with a bath and hand-held shower over, WC and wash basin and a Velux window.

 

Outside is gravelled parking area for two to three cars. There is a path all the way round the house with three patios, a lawn and several well established trees to one side. There are fields to one side and views to Catbells. The garden is enclosed by a wire field fence. There is an outside tap and the owners can provide a hose on request for washing dogs.

 

As well as panel heaters there is an air circulation unit into each room of the house that circulates the heat to maintain a comfortable temperature.

This cottage is as good as it looks and more. It really is a beautiful spot, with wonderful wildlife in the garden. The Aga adds a cost warmth to the cottage and is fun to cook on. The owners who live next door are very welcoming. We have been before and will definitely return again.

We love Copeland Cottage, it really does feel like a second home. The location couldn't be any better, no cars or people passing. The house is always warm thanks to the Aga. The beds and bedding are amazingly comfortable. And the views and amazing from every window. Booked again for next year already, our 3rd stay.

We had a great stay at cottage, perfect location, warm and comfortable and definitely would visit again. Initially daunted by aga but really missed when got home, loved the experience. Needs some TLC in areas and some equipment updating but would definitely recommend- with the above issues highlighted

2nd time here and we had a wonderful time. No issues overall. I recommend researching how to cook on the Aga in advance. Details clearly state that this is the only method of cooking, apart from the microwave. An Aga cookbook is available at the property. We had no issues cooking on the Aga, just may take a bit longer. Overall very happy with Copeland Cottage! Pros Beautiful views of fells on all sides, and the house itself is warm, cozy, and unusual with its split level & a wonderful garden. (Maybe too warm in the summer months as the Aga will need to be kept on for cooking and hot water!) We have just enjoyed a very relaxing and peaceful stay at Copeland Cottage. Great location, tucked away yet within easy walking distance of local pub, cafes, Keswick centre, plus, of course, loads of great walks possible from the front door too. We loved the layout of this practical, spacious, comfortable cottage. and found it in very good order anRead mored very clean. We had a fantastic few days here and have already recommended it to many of our friends. on top of everything you would expect or want there were tons of lovely little details, such as a warm friendly welcome on arrival, a Christmas present from we assume the owners, heating on, fire prepared and ready just to light. Couple of points to note - the Read moregarden is fenced but I wouldn't describe as dog proof and there are anti slip treads on the stairs if you are worried about that. Enjoy! Hide

A lovely cottage in a great location waking up in the morning to visions of cat bells and wildlife in the fields makes it ideal retreat. The local pub is just a couple of 100 yards away if required however nothing to break the tranquility of the place.

Loved our stay at Copeland Cottage especially having the luxury of an Aga & log burner. The views of the horses field & Cat Bells were lovely to look out on from the kitchen & sitting room. Location was great, we could walk into Keswick, walk up Cat Bells and walk around the lake all from the front door!

This could be a fabulous cottage in a great location within the quiet village of Portinscale. There are some short comings though; it really does need a good clean which it has not had in a while apart from the garden now being very overgrown. It is tired in places and needs updating with a number of things needing replacing. The cottage was beautiful and very comfortable, great garden too for our two Border Collies, and onsite parking, the location was spot on. Nice 1 mile walk into Keswick or 1 mile walk other way into Braithwaite. We liked it that much that my wife and two Daughters and another friend have booked it again for next year

A lovely cottage in a wonderful setting off the beaten track. We loved the views from the cottage windows and garden of the hills and wildlife - rabbits, ponies and birds in the field next to it. A lovely cottage set in a lovely setting. We loved watching the rabbits, hedgehogs, birds and four lovely horses who were very friendly. We even saw a red squirrel in the garden.

Superb location if you are looking for peace and quiet apart from the wildlife which was lovely to wake up to every morning. We had a great time at Copeland Cottage and would thoroughly recommend, the weather was great too which is always a bonus. Thank you for allowing us to visit.
