General Description

Briarwood House is a wonderfully spacious cottage for 10 on the outskirts of Keswick. With five comfortable bedrooms, well thought-through communal spaces, bathrooms aplenty, ample parking and lots of luxurious touches it makes the perfect holiday home for a group or family gathering. Great thought has been given to the flexibility of the accommodation so there is a downstairs double room with en-suite shower room, ideal for those who struggle with stairs, while the two twin rooms can also be made up as super-kingsize beds should your party require. Its excellent position makes Briarwood easily accessible from main road links while also being within handy walking distance of all the town's amenities.

On arrival at the property guests enter via a side door into a handy utility room with washing machine, tumble dryer and downstairs WC as well as plenty of space for the coats and muddy boots you're sure to accumulate on your Lakeland adventures. Beyond here is the spacious kitchen. Perfect for foodies, its well-equipped with built-in Bosch double oven, five gas hobs including wok burner, microwave, dishwasher and integral fridge-freezer. It also boasts a breakfast table, TV and all the crockery and cookware you'll need for your stay. Moving on you'll come to the light-filled centre of the house which comprises of a spacious entrance hall and the gorgeous dining area which stretches out into the sun room. The main reception area for the front entrance has two armchairs and a coffee table while the dining space has a huge table with bench seating, ideal for gathering your whole party for a feast to chat about your day's events. The sun room has views toward the tops of Barrow and Causey Pike while the front looks out to Clough Head and the mountains to the East, just the thing to inspire you to get out on the fells.

The two living rooms are an absolute treat with comfy furnishings, room to spread out and dramatic local photography to inspire you. The main one has a large bay window drenching the room with light and opening up those gorgeous views across Keswick to the eastern tops. There are four leather sofas and a comfy armchair arranged around a wall mounted Smart TV and gas effect fire in a distinctive local slate fireplace. It's an ideal room for the whole party to relax and make plans for your stay. The snug is a lovely room for escaping with a good book or for teens and tweens to split off for different TV options or to use the PS4 which the owners have thoughtfully provided. There are two comfy grey sofas, a wall-mounted Smart TV and french doors out to the rear garden.

The easily accessible downstairs bedroom is located off the main reception area. It has a king-size bed, wall mounted TV and ensuite shower room with electric shower in a curved enclosure.

Ascending the curved staircase past a beautifully evocative Lakeland painting you emerge onto the bright landing. The first king-size bedroom has a wonderful view across the park to the fells, a large wardrobe and dressing table as well as an en-suite shower room with mixer shower. A further king-size bedroom has a lovely characterful feel with its sloping ceiling and under-eaves storage. There's a wooden wardrobe and dressing table, TV and a smart en-suite shower room with electric shower in a curved enclosure. The first twin bedroom has a built-in wardrobe, dresser, TV and a view to the garden at the rear. Lastly to the larger twin room, it's a beautiful light space with wardrobe, TV large dresser a spacious en-suite bathroom with full bath and over-bath mixer shower. Both the twin rooms can be made up into super kings if you require, please advise on booking if this is the case. The luxurious family bathroom has an electric shower in a large curved enclosure and a double ended bath with shower attachment, perfect for soaking away tired fell walking muscles.

Outside Briarwood has plenty to enjoy too. There's a lawned area to the front and a substantial back garden with gas barbecue, flower beds with colourful shrubs and a parking for up to four cars. It's ideal for opening up the french doors from the sun room and enjoying sunny evening gatherings with your whole group.
