This cottage is quite nice but really away from everything. The opening and closing of the 2 gates were abit of a hassle as there was 3 cars with us so became a chore. The layout is very nice and the pool table is a nice addition as had lots of fun when in a big group. (11 of us). But the general maintenance wasnt that great. It was clean but when looking up at ceilings etc there were alot of spiders and webs which was off putting. Some of the handles of the ensuites were loose. The electric oven i was told was in working order as i had emailed prior to going for it to be checked but when we came to use it to my surprise wasnt working! So had to use the grill. That was a big let down. But We liked the fact that each bedroom had a shower so there was no waiting around.

Great area , Garden could do with sone attention, lots of pots and crockery . Comfy beds, but on stripping the beds as requested for leaving the mattress covers in 2 rooms were ?Need replacing,
Pillows ready for Change in some rooms.
Shame the owner doesn’t answer the emergency number provided . We had a shower issue which needed sorting but he never answered our texts or phone call?
Let us down a bit..
But I didn’t spoil our short stay

Disappointed about late arrival time and early departure time. Towels should be provided. Garden unkempt, overgrown with nettles etc. Only two dirty and rusty garden chairs for a potential 12 visitors. Positively dangerous farm yard with near derelict buildings, broken glass in yard and appeared to be a tipping site. Garden not enclosed as dogs could get out.
Crockery marked by utensils. A welcome pack would have been appreciated containing basic essentials of milk, teabags , sugar etc, as shops are quite a distance away. If 12 visitors, table only large enough for 6, so someone would have to use another room! In large living room, empty beer can, 2 squeaky toys, jigsaw pieces, tissues and dirt found under sofa. Log burner in living room dirty and had not been cleaned out since last fire. Games room - only 1 dart available to use, some cues had no tips, CD player didn't work.
Bedrooms reasonable size. Problems in bathrooms - leaking water from joints in pipework, no mirror in bathroom; curved shower door off the rail and couldn't shut properly; water ran cold in middle of shower!.

Thank you for taking the time to give us your feedback. I am sorry you were disappointed with the arrival time of 17.00pm and departure time of 10.30am, with it being a 5 bedroom property we do need to leave an appropriate amount of time to get the whole cottage cleaned and ready for the next guests, the slightly later departure time of 10.30am as opposed to the average time of 10am is to try and give some of that time back to the guests. We do have many cottages that provide towels but it will always be clearly stated on your arrival details if you do need to bring your own towels to a cottage so guests can be aware. We also welcome guests to give us a call if they want to check details about towels, welcome packs, gardens and well anything really so we can help you pick the perfect cottage for your needs. I have discussed the points made with the owner who is very keen to look into your concerns and ensure the cottage is a pleasurable experience for all guests. All of our cottages are self catering but I do appreciate your feedback regarding the welcome pack. There are 2 dining tables that both seat 6 at Birkbank, so guests can be more together although I appreciate that this may not be immediately apparent. Again thank you for your feedback and I do hope you managed to enjoy the beauty of the surrounding area and we would love to welcome you back to The Lakes soon.
