Sleeping six guests, this home is great for families and friends and its location close to the heart of Keswick means you can visit pubs, pubs and rainy-day attractions with ease.

This is a beautiful house with high quality and comfortable furnishings throughout. Here is a place that is light and spacious with thoughtful touches and a homey feel. It is the ideal house for families or a group of friends, and sleeps six in three bedrooms with two bathrooms.

It is only a 5-minute walk to the centre of Keswick which is a busy, vibrant, friendly town with plenty of pubs, cafes and restaurants, as well as outdoor shops and other interesting independent shops. Derwentwater is a 10-minute walk from the Eskin Street and here you can hire rowing boats, take a trip on the launch or explore the paths around the lakeshore. The mountains surrounding Keswick are within easy reach – Catbells, the Coledale Horseshoe and Blencathra are all a great day’s walk, as well as Skiddaw and Latrigg.

On top of being known as the ‘Adventure Capital of England’, Keswick also hosts a variety of events and festivals – there is the Film Festival in February, Words by the Water in March, the Jazz festival in May and the Beer Festival in June to name but a few.

The hall has an original Victorian tiled floor with a small console table for storage of keys hats gloves and maps etc. There are plenty of coat hooks for coats and rucksacks.

The house is open plan downstairs. The lounge is comfortable with a large sofa and two wing backed chairs. There is a wood burner, TV and DVD player. The room is light with large windows that make the most of the natural light with the sun coming in through the lounge window in the morning and through the dining room window in the afternoon. The dining room has a gas stove and dimmer lighting suspended over the farmhouse table for atmospheric, relaxed dining. The kitchen is modern and well equipped. It is fitted with a Smeg oven and gas hob, microwave, integrated fridge/freezer, dishwasher and washing machine. There is plenty of storage space. This room is tiled with underfloor heating.

Upstairs the first floor has a master bedroom with a king-size bed that looks out of the bay windows, benefiting from the morning sunshine. In the window are two chairs and a small table – perfect to enjoy a quiet moment.

There is a large modern bathroom with free-standing bath, shower unit, sink and toilet. A second bathroom has a traditional feel with a modern twist. This room also has a free standing bath, walk in shower, toilet and sink. There is also a cloakroom with a third toilet on this floor.

The second floor has two further bedrooms. The second bedroom is at the front of the house and has a super-king-size bed which can be separated to offer two single beds (please ask at time of booking if you would like two singles). This room has a comfy sofa, an oak chest of drawers and a free-standing mirror.

The third bedroom has a double bed and a hand painted chest of drawers. There is a large shared wardrobe on the landing.

Outside there is a slate flagged back yard with a wooden bench, a small table and folding chairs to enjoy an alfresco meal in the afternoon sun. At the front if the house there is a wooden bench and flagged area a good place to watch the world go by.

Beautiful, character house decorated, furnished and equipped to a high standard with everything we could possibly need. We had been a bit unsure about parking on road as our car is big, but it was not a problem at all. The kitchen had plenty of cooking equipment and utensils and a range of dinner and glassware. Excellent location, well equipped, plenty of space in all of the rooms. Clean, tidy with lots of traditional features. It was a real Lakeland house.

No 45 was the perfect location for us. A beautifully decorated and well equipped cottage with plenty of space throughout. Whilst it is a quick walk into the centre of Keswick which has pretty much anything you might need for your holiday, the house is down a quiet street and we had a wonderfully peaceful stay. Would highly recommend.

Fabulous house. Great location, very short walk to shops, bars, restaurants in centre of Keswick. House was very clean, kitchen well equipped and beds very comfortable. Our weekend was a getaway for 6 women. House had everything we needed as a comfortable base.

This was our second stay at 45 Eskin Street and we had a brilliant holiday. The house is in a great location, within easy walking distance to the town centre. Lovely house in centre of Keswick. This is our 2nd stay here to celebrate Christmas early so it was lovely that the house was decorated. A large house with good sized bathrooms too.

This is a fantastic house for 6 people in a great location in Keswick. The on street parking was no issue and we managed to get our vehicle parked everyday within sight of the house. The back sitting area is open to a quiet lane but is an amazing sun trap where we sat in the afternoons after a days walking in the hills. Would highly recommend. DeniRead morese Hide

Had a fantastic family holiday in this gorgeous cottage. The cottage was well equipped with lovely bathrooms and a real homely feel to it. The location is close to local amenities not far from Keswick town centre and a great base for exploring the lakes. What a fabulous house in perfect location. It has everything you need for a comfortable week away. The house was very comfortable and the kitchen was well stocked with dishes and equipment. The bathrooms were very generous in size and also handy to have the extra toilet too. It was an ideal house for our family of six.

This house has everything you need and is in a great location. It feels more like a home than a holiday cottage. The rooms are all very spacious and the bathrooms are amazing! Loads of space for six people in all the communal rooms. The kitchen is extremely well equipped and beds all very comfy. Walking distance to everything in Keswick. Fantastic house! Came up for Keswick Mountain Festival weekend with a group of 6 adults (3 couples). House had everything we needed. Kitchen well stocked with crockery, pots and pans. High quality furnishings, comfortable beds and the two bathrooms (and extra WC) were great. We will definitely be returning. Great location, short stroll into town.
